STAFF REPORT
SUBJECT:
Approval of Final Map for Tentative Tract No. 14193 - Southeast corner of Ohio Avenue and
Olive Avenue.
BACKGROUND:
Tentative Tract No. 14193 was approved by the Planning Commission on October 9, 1990.
Extensions of time were later approved to extend the tentative map to October 9, 1193. An
automatic two-year extension was granted by Section 66452.11 of the Subdivision Map Act,
which extended this tentative map to October 9, 1995; an additional extension of time was
approved by the City to extend the tentative map to October 9, 1996. An automatic one-year
extension was granted by Section 66452.13 of the Subdivision Map Act, which extended this
tentative map to October 9, 1997. An additional extension of time was approved by the City
to extend this to October 9, 1998.
Tract No. 14193 is a 76-lot single-family residential subdivision. The required improvement
securities and certificates of insurance will be filed prior to the Council meeting of October 5,
1998, and the prescribed fees will be paid prior to recordation of the final map. Also, the
improvement and grading plans have been prepared.
The Final Map has been reviewed and found to be substantially in compliance with the Tentative
Map and the Subdivision Map Act. Therefore, we recommend that the Final Map be approved.
FINANCIAL LMPACT:
There is no financial impact to the City.

4 EDICATIONS AS SET FORTH ON SAID MAP; AND AUTHORIZING EXECUTION
5 F THE STANDARD FORM OF AGREEMENT FOR THE IMPROVEMENTS IN SAID
UBDIVISION, WITH TIME FOR PERFORMANCE SPECIFIED.

BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE CITY OF
7 AN BERNARDINO AS FOLLOWS:
8 SECTION 1. The Mayor and Common Council find that proposed Subdivision Tract No.
9 4193, located on the southeast corner of Ohio Avenue and Olive Avenue, together with the
10
11 provisions for their design and improvements, is consistent with the General Plan of the City of
12 an Bernardino.
13 SECTION 2. The Mayor of the City of San Bernardino is authorized on behalf of said
14 ity execute the standard form of agreement adopted by Resolution No. 84-8 with Dr. I. M.
15 eldkamp, III for the improvements in said subdivision tract as are required by Title 19 of the
16
17 an Bernardino Municipal Code and the California Subdivision Map Act. The time for
18 rformance is specified at 24 months. Said improvements are specifically described and shown
19 n Drawings approved and on file in the office of the City Engineer of the City of San
20 Bernardino.
21 SECTION 3. The Final Map of said subdivision tract is hereby approved and the City
22 f San Bernardino hereby accepts as public property all dedications within the subdivision as

24 own on said Final Map for streets, alleys (including access rights), drainage and other public
25 sements. As a condition precedent to approval of the Final Map, the Subdivider shall first
26 xecute the agreement referenced in Section 2 hereof for the improvements within said
27 ubdivision. The City Clerk shall certify the approval and acceptance of the Mayor and
28 ommon Council as set forth in this resolution.

4 SECTION 4. Recordation of the Final Map is contingent upon the subdivider filing
5 acceptable financial guarantee to insure construction of the required public improvements, and
6 .insurance certificate.
7 SECTION S. This resolution is rescinded if the parties to the agreement fail to execute
8 it within sixty (60) days of the passage of this resolution.
