FOR COUNCIL AC1 gON STAFF REPORT Page 1 of 2 It has long been recognized that the traffic directional signs and striping in the five -level parking structure need to be upgraded . However , it was felt that this upgrading should be de- ferred until the designation of parking spaces for the hotel had been determined . Seventy spaces will initially be reserved for the hotel on the third level . This number will be increased as the parking demand grows , up to the maximum specified in the lease agreement with the hotel . The hotel will designate less than the maximum allowed , in order to keep their monthly parking service fees as low as possible . The hotel entered into an agreement with International Parking Design , Inc . to prepare plans and specifications for signs in connection with their 70 spaces . A purchase order was issued by the Redevelopment agency to this firm , to include the remainder of the structure in their plans and specifications . The plans and specifications have been prepared by the Consultant and the project is ready to be advertised for bids . The Consultant Engineer ' s Estimate of cost is : Construction Contract -- 1 . Vehicle Directional Signs $ 19 ,000 2 . Column Signs 14 ,000 3 . Painting Columns 11 ,000 4 . Sandblasting & Painting Directional 6 ,000 Floor Arrows Sub-Total $ 50 ,000 Upgrading Free Standing 4 ,500 Directional Signs Sub-Total $ 54 , 500 Contingencies ( 15%) ± 8 , 100 TOTAL ESTIMATED PROJECT COST $ 62 ,600 An additive alternate will be included in the bid docu - ments for painting walls . The estimated cost of this item of work is $8 ,500 . Painting the ceilings was identified as a necessary item of work . However , this item is not included in the bid documents due to the Consultant ' s estimate of cost of $130 ,000 . 2/25/88 CITY OF SAN BERNARQIhO - REQUEST FOR COUNCIL AC) JON STAFF REPORT Page 2 of 2 Painting of curb faces is also not included . City forces can work on these items as time permits . Upgrading the free standing directional signs outside the structure is not included in the purchase order issued by the Redevelopment Agency . This work will be done by separate contract . The estimate of cost for this work is $4 , 500 , which will increase the total estimated contract price to $ 54 , 500 . Section 4 , Paragraphs ( c ) and ( d) of the Covenant and Agreement Regarding Parking , provides , in general , that the City will install signs designating the parking spaces for the hotel , and install directional signs and graphics to direct vehicles to the spaces designated for the hotel . During the Council Meeting of 1 -25-88 , the matter of re- pairing the Convention Center roof was discussed . It was indicated that the Redevelopment Agency would bear the cost of upgrading the signs and striping for the 5-level parking structure . It will not be possible for this work to be completed by the scheduled opening for the hotel of 4-1 -88 . However , we recom- mend that the plans be approved and authorization granted to ad- vertise for bids in order to keep the time without signs to a minimum . 2/25/88
