STAFF REPORT
Tentative Tract No. 13187 was approved by the Planning Commis-
sion on November 19, 1985.
Tentative Tract No. 13187 is located on the north of the
moratorium area that limits the issuance of building and offsite
improvement permits.
The Superior Court issued a judgement on February 24, 1988, Case
No. 238755, Developer has a vested right to complete its project
and to receive building permits for the 29 lots of Tract No.
13187. Since this tract has vested rights, the minimum size of
10,800 square feet will not apply.
Tract No. 13187 is a twenty-nine lot (29-lot) single family
planned residential subdivision.
The required improvement securities and certificates of
insurance have been filed with this office, and the prescribed
fees have been paid. Also, the improvement and grading plans
have been approved.
The Final Map has been reviewed and found to be in substantial
compliance with the Tentative Map and the Subdivision Map Act.
Therefore, we recommend that the final map be approved.

FINAL MAP FOR SUBDIVISION TRACT NO. 13187, LOCATED WESTERLY OF
3 LITTLE MOUNTAIN DRIVE, APPROXIMATELY 800 FEET NORTH OF 48TH
STREET, ACCEPTING THE PUBLIC DEDICATIONS AS SET FORTH ON SAID
4 MAP; AND AUTHORIZING EXECUTION OF THE STANDARD FORM OF AGREEMENT
FOR THE IMPROVEMENTS IN SAID SUBDIVISION, WITH TIME FOR
5 PERFORMANCE SPECIFIED.
6 BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:

RESOLUTION NO.
SECTION 1:
The Mayor and Common Council find that
10 Mountain Drive, approximately 80 feet North of 48th Street,
11 together with the provisions for its design and improvements is
12 consistent with the General Plan of the City of San Bernardino.

SECTION 2: The Mayor of the City of San Bernardino is
14 authorized on behalf of said City to execute the standard form
15 of agreement adopted by Resolution No. 84-8 with Acacia
16 Construction Inc., a California corporation, for the improve-
17 ments in said subdivision tract as are required by Title 18 of
18 the San Bernardino Municipal Code and the California Subdivision
19 Map Act. Section 12(b)(1) of said Agreement is hereby amended
20 to require public liability insurance in an amount of not less
21 than $250,000 per person and $500,000 per occurrence.
22 The time for performance is specified at 24 months. Said
23 improvements are specificaly described and shown on Drawings
24 approved and on file in the Office of the City Engineer of the
25 the City of San Bernardino.

SECTION 3: The Final Map of said subdivision tract is
