STAFF REPORT
Tentative Tract No. 12974 was approved by the Planning
Commission on February 18, 1986.
Tentative Tract No. 12974 is located on the south side
of the moratorium area.
Tract No. 12974 is a thirty-nine lot (39-lot) single
family residential subdivision.
The required improvement securities and certificates of
insurance have been filed with this office, and the prescribed
fees have been paid. Also, the improvement and grading plans
have been approved.
The Final Map has been reviewed and found to be in sub-
stantial compliance with the Tentative Map and the Subdivision
Map Act. Therefore, we recommend that the final map be approved.

RESOLUTION NO.
2 RESOLUTION OF THE CITY OF SAN BERNARDINO APPROVING THE
FINAL MAP FOR SUBDIVISION TRACT NO. 12974, LOCATED APPROXIMATELY
3 1650 FEET SOUTH OF THE CENTER LINE OF MILL STREET AND EAST SIDE
OF MERIDIAN AVENUE, ACCEPTING THE PUBLIC DEDICATIONS AS SET
4 FORTH ON SAID MAP; AND AUTHORIZING EXECUTION OF THE STANDARD
FORM OF AGREEMENT FOR THE IMPROVEMENTS IN SAID SUBDIVISION, WITH
5 TIME FOR PERFORMANCE SPECIFIED.
6 BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:

SECTION 1: The Mayor and Common Council find that
proposed Subdivision Tract No. 12974, located approximately 1650
feet south of the center line of Mill Street and east side of
Meridian Avenue, together with the provisions for its design and
improvements is consistent with the General Plan of the City of
San Bernardino.
SECTION 2 : The Mayor of the City of San Bernardino is

authorized on behalf of said City to execute the standard form
15
of agreement adopted by Resolution No. 84-8 with Life Savings
16
Bank, a California corporation, for the improvements in said
17
18
subdivision tract as are required by Title 18 of the San Bernardin
Municipal Code and the California Subdivision Map Act. Section
19
12(b)(I) of said Agreement is hereby amended to require public
20
liability insurance in an amount of not less than $250,000 per
21
person and $500,000 per occurrence. The time for performance is
22
23
specified at 24 months. Said improvements are specifically
described and shown"on Drawings approved and on file in the office
24
of the City Engineer of the City of San Bernardino.

26 SECTION 3 : The Final Map of said subdivision tract is
27 hereby approved and the City of San Bernardino hereby accepts as
publ ic property all dedications within the subdivision as shown

1 on said Final Map for streets, alleys, (including access rights),
2 drainage and other public easements. As a condition precedent
3 to approval of the Final Map, the Subdivider shall first execute
4 the agreement referenced in Section 2 hereof for the improve-
5 ments within said subdivision. The City Clerk shall certify
6 the approval and acceptance of the Mayor and Common Council as
7 set forth in this resolution.
