STAFF REPORT
Prior to 1976, the property in question was used as a fire
station. After new fire stations were constructed, this
station was taken out of service.
In July of 1976, this parcel was leased to Albert M. Gallo for
use as a flower shop. Mr. Gallo entered into a lease for a
term of 10 years, with two 5-year options.
The present Leasee now wished to renew the lease as provided in
Section 9 which allows this option and payment of $400.00 per
month for the next 5 years.
We recommend that the resolution be adopted.

EXECUTION OF A FIRST AMENDMENT TO LEASE WITH ALBERT M. GALLO
3 EFFECTIVE JULY 1, 1986 FOR CERTAIN STRUCTURES LOCATED AT 1505
NORTH WATERMAN AVENUE.

BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
5 CITY OF SAN BERNARDINO AS FOLLOWS:
6 SECTION 1. The Mayor of the City of San Bernardino is
7 hereby authorized and directed to execute on behalf of said
8 City a First Amendment to Lease with Albert M. Gallo,
9 effective July 1, 1986, extendinq the term for a five-year
10 period, for certain structures located at 1505 North Waterman
11 Avenue, a copy of which is attached hereto, marked Exhibit "A"
12 and incorporated herein by reference as fully as thouqh set
13 forth at lenqth.

FIRST AMENDMENT TO LEASE
(Fire Station - Waterman and Gilbert)
THIS FIRST AMENDMENT TO LEASE, effective July 1, 1986,
is entered into between the CITY OF SAN BERNARDINO, a
municipal corporation, hereinafter called "Lessor", and
ALBERT M. GALLO, hereinafter called "Lessee".
The parties agree as follows:
1. Recitals.
A. On July 7, 1975, Lessor and Lessee entered into
a ten-year lease for premises located at 1505 North Waterman
Avenue, San Bernardino.
B. Pursuant to the terms of the lease, Lessee has
13 the option of renewing the lease for an additional five-year
14 period for a total rent of $24,000.

C. Pursuant to said first option provisions,
16 Lessee desires to extend the lease for an additional five
17 years upon the same terms and conditions as contained in the
18 lease at a total rental of $24,000, payable in monthly
19 installments at the rate of $400 per month.
2.
Amenclments.
A. The lease term is extended for an additional
22 five-year period, commencing July 1, 1986 and terminating
23 June 30, 1991.

B. The total rent for the five-year period shall
25 be $24,000, payable in monthly installments at the rate of
26 $400 per month.

1 3. Other Provisions. All other terms and conditions of the
2 lease, as amended, shall remain the same and be in full force and
3 effect, except that this extension constitutes the exercise of the
4 first option period.
