STAFF REPORT
On August 16, 1982, the Mayor and Common Council adopted
Resolution 82-345 requiring liquefaction studies in areas of
potential high ground water. As written, such requirements
also apply to all divisions of property. It is suggested that
such requirements should not apply to minor lot splits in
commercial and industrial zones since such studies are also
required when buildings are constructed, resulting in
duplication. Currently, the resolution exempts the following
projects:
A. A single-family, wood frame, detached
residential structure.
B. A two-unit, wood frame, single-story
attached residential structure.
C. Additions of up to 25% of the area
of the original structure.
The attached resolution would exempt lot splits of 4 or fewer
lots in commercial and industrial zones. At least one lot
split that needs to be completed is being held up. The matter
was not brought to staff's attention until after the regular
agenda deadline passed.

THE REQUIREMENT THAT LIQUEFACTION
MINOR LOT SPLITS.
BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE CITY
OF SAN BERNARDINO AS FOLLOWS:
SECTION 1.
Subsection (d) is hereby added to Section 4 of
Resolution No. 82-345 to read as follows:

Minor divisions of property into four (4) or fewer
lots or parcels in areas zoned commercial or industrial.-
I HEREBY CERTIFY that the foregoing resolution was duly
adopted by the Mayor and Common Council of the City of San
