The applicant is proposing to change the zoning designation from the existing M-l, Light Industrial to C-M, Commercial Manufacturing. The site is located at the northeast corner of Caroline Street and Hunts Lane. 2. The surrounding zoning to the north, east and south presently is C-M. Thus, the change to C-M on this site would not be a detrimental impact to the surrounding uses which are predominantly retail-warehouse oriented businesses. In fact, if the zoning were to continue as M-l, a potential industrial use could be developed that may not be compatible to the present uses surrounding the site. 3. The General Plan designates the site for Light Industrial land uses. In the past, the C-M zone has been deemed consistent with the Light Industrial land use designation. 4. As it is a corner lot, the site will have access to dedicated street which will be appropriate for either commercial or industrial land uses. 5. At their regularly scheduled meeting Environmental Review Committee declaration be adopted for Change of of May 7, 1987, recommended a Zone No. 87-10. the City's negative RECOMMENDATION Based upon the observations contained herein, adoption of the negative declaration and approval No. 87-l0 from M-l, Light Industrial to Manufacturing.
