STAFF REPORT
The Tentative Map for Tract No. 14110 was approved by
the Planning Commission on January 10, 1989. This tract was
later divided into Tract No. 14110 and 14319.
Tentative Tract No. 14110 is a 62-10t Single Family
Residential Subdivision, with three letter lots. Tentative
Tract No. 14319 is a 49-lot Single Family Residential
Subdivision, with four letter lots. The letter lots are the
common open space areas.
The required Certificates of Insurance have been filed
with this office, and the prescribed fees have been paid. Also,
the improvement and grading plans have been prepared, and the
required improvement securities have been filed with this
office.
The Final Map has been reviewed and found to be sub-
stantially in compliance with the Tentative Map and the Sub-
division Map Act. Therefore, we recommend that the final map be
approved.

RESOLUTION NO.
RESOLUTioN OF THE CITY OF SAN BERNARDINO APPROVING THE
FINAL MAP FOR SUBDIVISION TRACT NOS. 14110 AND 14319, LOCATED
SOUTH OF COMMERCIAL ROAD, NORTH OF HARWICK DRIVE AND WEST OF
FOXCROFT LANE, ACCEPTING THE PUBLIC DEDICATIONS AS SET FORTH ON
SAID MAP; AND AUTHORIZING EXECUTION OF THE STANDARD FORM OF
AGREEMENT FOR THE IMPROVEMENTS IN SAID SUBDIVISION, WITH TIME FOR
PERFORMANCE SPECIFIED.
BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:
SECTION 1: The Mayor and Common Council find that
proposed Subdivision Tract Nos. 14110 and 14319, located South of
Commercial Road, North of Harwick Drive, and west. of Foxcroft
Lane,
together with the provisions
for its design and
improvements is consistent with the General Plan of the City of
San Bernardino.
SECTION 2. The Mayor of the City of San Bernardino is
authorized on behalf of said City to execute the standard form of
agreement adopted by Resolution No. 84-8 with Century Homes
Communities, a California corporation, for the improvements in
said subdivision tract as are required by Title 18 of the San
Bernardino Municipal Code and the California Subdivision Map Act.
Section 12(b) (1) of said Agreement is hereby amended to require
public liability insurance in an amount of not less than $250,000
per person and $500,000 per occurrence. The time for performance
is specified at 24 months. Said improvements are specifically
24 described and shown on Drawings approved and on file in the
25 Office of the City Engineer of the City of San Bernardino.
26 SECTION 3: The Final Map of said subdivision tract is
27 hereby approved and the City of San Bernardino hereby accepts as
28 public property all dedications within the subdivision as shown

2 drainage and other public easements. As a condition precedent to

approval of the Final Map, the Subdivider shall first execute the
agreement referenced in Section 2 hereof for the improvements
within said subdivision.
The City Clerk shall certify the
approval and acceptance of the Mayor and Common Council as set
forth in this resolution.
SECTION 4. This resolution is rescinded if the parties
to the agreement fail to execute it within sixty (60) days of the
passage of this resolution.
