The Negative Declaration for environmental impact was also recommended for approval. Recommended motion: To approve the responses to comments and to adopt the Negative Declaration for environmental impact which has been reviewed and considered. To approve, modify or reject the findings and the recommendation of the Planning Commission and to direct the City Attorney to prepare the necessary amendments to the Zoning Ordinance. Frank A. ' AGENDA ITEM HEARING DATE PAGE 1. The applicant requests approval to change the zone of a 2.09 acre site from R-1-7200, Single-Family Residential to A-P, Administrative Professional district. 2. The subject site is located on the south side of Evans Street, approximately 194 feet east of the centerline of Waterman Avenue. Current land use is a mortuary, vacant land, and a City owned Water district pump house. 3. Surrounding land uses and zoning include a retirement home, church, and parking lot zoned A-P and R-l to the north; an office zoned A-P to the south, a single-family residence zoned R-l to the east, and an office and residential zoned A-P to the west. 4. The General Plan for the City of San Bernardino designates the site and the surrounding area for A-P, Administrative Professional. The purpose of the applicants request is to bring the existing zoning into conformance with the existing land use and General Plan designation. 5. At the request of owned and occupied been included in Attachment A) . the City, parcel no. 147-062-17, by a Water District pump house, the change of zone request City has (see 6. The proposed A-P zoning designation would not adversely affect the surrounding land uses or properties. The intent of the A-P zone is to provide areas for low- intensity uses which generate little noise or traffic. When developed to the standards as set forth in Title 19, there is little impact on abutting residential districts. 7. All involved parcels meet development standards of Title 19 for the A-P zone with regard to lot area, width and depth, and would accommodate full development of an approved project, The parcels involved include a 25,790 square foot portion of a larger 1.28 acre parcel, the balance of which is currently zoned A-P; a 14,560 square foot parcel occupied by the City's Water district pump house, included in the zone change request so as not to leave a small island of R-1-7200 (it's current zone designation) in the A-P district; and a 1.17 acre vacant parcel with frontages on both Evans and Gilbert Streets. .J o 0 CITY OF SAN BERNARDINO PLANNING DEPARTMENT CASE COZ NO. 86-20 OBSERVATIONS AGENDA ITEM HEARING DATE PAGE 8 10/7 /86 1 8.
