The assessments on this district will be spread on the basis of one unit, one asessment and large vacant areas will be arbitrarily subdivided into 7200 square-foot lots minus 25% for future streets. There are a few school properties in the district plus the State College and City-owned properties. We will be asking the School District to pay their fair share based on the formula, and we will ask the State College to pay their share based as though their Northpark Boulevard frontage were 70 foot-wide lots. However, before we can ask any of them to participate, we feel that it would be prudent to have the City's properties also assessed their fair share according to formula. This would affect all City-owned property including Water Department property and all Park property lying within the boundaries of the ditrict. By formula, there will be 547 assessable units at a variable rate predicated upon whichever zone the land is involved with. Time is the factor which will determine the dollar amount of the assessments per zone as presently most of the 13 zones will have little or no assessments until the demand is there and/or the landscaping is installed.
