Resolution No. 85-276 authorizing the execution of an extension of term of lease
with the Sedlak Family Trust, to provide for a one year extension of the lease
term for that certain office building commonly known as 646 North Sierra Way
(SBETA facilities). was duly adopted by the r1ayor and Corrmon Council of the City
of San Bernardino at a regul ar meeting thereof, hel d on the 15th day of July,
1985.

Attached are an original and four copies of the Extension of Term of
Lease Agreement between The Sedlak Family Trust and the City of San
Bernardino for the office building located at 646 North Sierra Way
(SBETA facilities).
The Lease Extension is for a period of one (1) year, beginning the
1st day of October, 1986 and ending the 30th day of September, 1987.
The monthly rental fee is $3,692.04 (approximately 51t per square
foot). This is a 3% increase from the $3,584.50 monthly rental fee
in the original Lease Agree~nt dated June 27, 1980.
The building will be used to administer the Job Training Partnership
Act programs. The total JTPA funds being made available to the San
Bernardino Employment and Training Agency for Fiscal Year 1987 is
approximately $1;900,000.
Justifications for the Lease Extension are listed below:
1. The building is easily accessible to job seeking clients,
with ample parking spaces and a nearby public transportation
system.
2. The building has a large conference room that is utilized
by the 24-member Private Industry Council for their
meetings.
3. The monthly rental fee is quite reasonable in comparison
to the rental fees for similar commercial buildings within
the area.
Also attached is the Council Action Request form relating to this matter.

2 RESOLUTION OF THE CITY OF SAN BERNARDINO AUTHORIZING THE
EXECUTION OF AN EXTENSION OF TERM OF LEASE WITH THE SEDLAK FAMILY
3 TRUST RELATING TO A ONE YEAR EXTENSION OF THE TERM AND A THREE
PERCENT INCREASE IN THE MONTHLY RENTAL FEE FOR THAT CERTAIN OFFICE
4 BUILDING COMMONLY KNOWN AS 646 NORTH SIERRA WAY.

BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE CITY OF
6 SAN BERNARDINO AS FOLLOWS:
7 SECTION 1. The Mayor of the City of San Bernardino is hereby
8 authorized and directed to execute on behalf of said City an
9 Extension of Term of Lease with the Sedlak Family Trust relating
10 to a one year extension of the term and a three percent increase
11 in the monthly rental fee for that certain office building
12 commonly known as 646 North Sierra Way, a copy of which is
13 attached hereto, marked Exhibit "A- and incorporated herein by
14 reference as fully as though set forth at length.

EXTENSION OF TERM OF LEASE
This agreement, made and effected this
day of

by and between the Sedlak Family Trust hereinafter called the Lessor, and
City of San Bernardino, hereinafter called the Lessee, attests:
Whereas, by written lease dated the 24th of June, 1980, the Lessor did
let and lease to the Lessee certain premises fully described in said lease (and
briefly described as that certain office building commonly known as 646 North
Sierra Way containing approximately 7225 square feet along with 75 parking
spaces) for a term beginning July 1, 1980 and ending September 30, 1982 and
extended for one year agreements dated August 8, 1982, August 17, 1983, August 30,
1984 and
July 16
, 1985 and under the terms and conditionstherein setforth,
How, hereby, it is mutally agreed the term of said lease is extended for
an additional period of one (1) year, beginning the first day of October, 1986
and ending on the 30th day of September, 1987, for and under the same terms and
conditions--excepting that a three (3) percent increase in rent (the only increase
since the inception of the lease). The rent will be $3692.04.
In withness whereof the said Lessor and Lessee have set their hands
to duplicates of this agreement.
