STAFF REPORT
On January 10, 1984. the Planning Commission originally approved
Phase I of Tentative Tract No. 13233.
Since that time the applicant has received a one-year extension of
time in which to record the final map. The final one-year extension of
time was from January 10, 1986. to January 10. 1987. Tentative Tract No.
13233 (PhaSe I of Tract No. 12607) was approved by the Planning Commission
on March 18, 1986.
On April 8. 1986. the Planning Commission approved the phasing of
the 27-lot Subdivision Tract No. 13233. which is the first phase of
originally approved Tract 12607.
Tract No. 13233 is a 9-lot Multiple family residential subdivision.
The required improvement securities and certificates of insurance have been
filed with this office, and the prescribed fees have been paid. Also,
the improvement and grading plans have been prepared and approved.
The final map has been reviewed and found to be sustantially in
compliance with. the tentative map. and the Subdivision Map Act. Therefore,
we recommend that the final map be approved.

RESOLUTION NO.
RESOLUTION OF THE CITY OF SAN BERNARDINO APPROV ING THE
FINAL MAP FOR SUBOIVISION TRACT NO. 13233 (PHASE 1 OF TRACT NO.
12607). LOCATED ON THE NORTH SIDE OF ROCCA STREET (EXTENDED)
AND APPROXIMATELY 95 FEET EAST OF GUTHRIE STREET; ACCEPTING THE
PUBLIC DEDICATIONS AS SET FORTH ON SAID MAP; AND AUTHORIZING
EXECUTION OF THE STANDARD FORM OF AGREEMENT FOR THE IMPROVE-
ME~TS IN SAID SUBDIVISION. WITH TIME FOR PERFORMANCE SPECIFIE~
BE IT RESOLVED BY THE ~lAYOR AND COMMON COUNCIL OF THE
CITY ~F SAN BERNARDINO AS FOLLOWS:
SECTION 1:
The Mayor ~nd Common Council find ~hat
proposed Subdivision Tract No. 13233 (Phase 1 of Tract No.
12607). l~cated on the North side of Rocca Street (extended)
aild approximately 95 feet East of Guthrie Street. together with
the provisions for its design and improvements. is consistent
with the General Plan of the City of San Bernardino.
SECTION 2:
The Mayor of the City of San Bernardino
is authorized on behalf of said City to execute the standard
form of agreemeilt adopted by Resolution No, 84-8 wit~Stotts
and Stotts. Inc.. for the i mprovemen ts in said subdivi sion
tract as are required by Tftle18 of the San Bernardino
Municipal tode and the California Subdivision Mip Act. The
time for performance is specified at 24 months. Said improve-
ments are specifically described and shown on Drawings No. 6538
and 6550. approved and on file in the Office of the City
Eng loeer of the City of Sail Berna rd 100.
SECTION 3: The Final Map of said subdivision tract is
hereby approved and the City of San Bernardino hereby accepts
as public property all dedications within the subdivision as
shown on said Final Map for streets, alleys. (including access
rights). drainage and other public easements. As a condition

1 precedent to apprbval of the Final Map. the Subdivider shall
2 first execute the agreement r,ferenced in Section 2 hereof for
3 the improvements within said subdivision. The City Clerk shall
4 certify the ap~roval and acceptance of the Mayor and Common
5 Council as set forth in this resolution,
6 I HEREBY CERTIFY that the foregoing resolution was
7 duly adopted by the Mayor and Common Council of the City of San
8. Bernardino at a meeting thereof. held on the
9 d.ayof . 1986. by the following vote.
