It is my op1n1on that the issue of unit compatibility was not totally analyzed by the Planning Commission in their deliberation. I would like to see a more restrictive condi- tion concerning the compatibility of the units proposed wi.thin Tentative Tract No. .13490 with the surrounding area. ~E~~. Sixth Ward JKk Strlckl... . . . . . . . . . . . .seventh Wlrd January 27, 1987 Forecast Corporation 7365 Hellman Avenue Rancho Cucamonga, CA 91730 Dear Sir or Madame: At the meeting of the Planning Commission on January 20, 1987, the following action was taken: The application for Tentative Tract No. 13490, to establish a 33 lot subdivision in the R-1-7200 Single-Family Residential zone on approximately 9.3 acres having a frontage of approxi- mately 643 feet on the west side of Pepper Avenue and being located approximately 344 feet north of the centerline of Mill Street, was approved based upon findings of fact con- tained in the staff report dated January 20, 1987 and subject to the conditions and standard requirements listed therein. According to the San Bernardino Municipal Code, Section 18.20.120., the following applies to the filing of a tenta- tive tract map: -The decision of the Commission shall be final unless appeal- ed to the Mayor and Common Council in writing. The written appeal shall be submitted to the office of the City Clerk within ten days from the date of the meeting." o o o o Forecast Corporation January 27, 1987 Page 2 If no appeal is filed pursuant to the previously mentioned provisions of the San Bernardino Municipal Code, the action of the Commission shall be final. This particular Tract Map if approved by the City Council will eventually accomodate tract homes that in the opinion of the neighboring residents will negatively impact their home values. Most of the new homes in the surrounding area have tile roofs and of high waulity standards. The proposed homes will not compliment the existing homes unless the developer is required by the City to install tile roofs. Currently, the City resolution that was adopted by the City Council in september of 1986 makes provisions for citizens to appeal the decision of the Development Review Committee (D.R.C.) but if fails to notify affected citizens of the date and time when the D.R.C. will review plans before it. I feel that the City Council should revise the current resolution to include notification of the neighboring property owners of dates and times of D.R.C. meetings. This should happen immediately as an urgency matter. - .4 1 J . O. 0 0 0 March 6, 1987 Page 2 I am willing to drop my appeal of Tract Map No. 13490, but I would request the Mayor and Common Council to revise the D.R.C. resolution to require notice to surrounding property owners.
