STAFF REPORT
Tentative Tract No. 12756 was approved by the Planning
Commission on March 6, 1985.
Developer appealed on the Planning Commission's decision of
approval for Tentative Tract No. 12756.
A t the mee ti ng of the Mayor and Common Counc il he 1 d on Monday.
April 1, 1985. the conditions set by the Planning Commission
were approved with modification.
At the meeting of the Plannin9 Commission on February 17, 1987,
the request for an extension of time for Tentative Tract No.
12756 was denied based upon inconsistency with Ordinance No.
MC-573 (requiring two means of standard access) and the
development standards adopted through the Verdemont area plan.
Tentative Tract No. 12756 will be expired on April 1. 1987.
Tentative Tract No. 12756 is a one hundred fourteen lot (114
lot), single-family, detached subdivision on standard size lots
in the PRD-7U planned residential zone.
The required improvements securities and certificates of
insurance have been filed with this office, and the prescribed
fees have been paid. Al so, the improvement and grading plans
have been prepared and will be approved.
The Final Map has been reviewed and found to be substantially
in compliance with the Tentative Map and the Subdivision Map
Ac~ Therefore, we recommend that the Final Map be approved.

RESOLUTION NO.
RESOLUTION OF THE CITY OF SAN BERNARDINO APPROVING THE
FINAL MAP FOR SUBDIVISION TRACT NO. 12756, LOCATED APPROXIMATE-
LY 1100 FEET WESTERLY OF THE CENTERLINE OF LITTLE LEAGUE DRIVE,
NORTH SIDE OF FRONTAGE ROAD, ACCEPTING THE PUBLIC DEDICATIONS
AS SET FORTH ON SAID MAP; AND AUTHORIZING EXECUTION OF THE
STANDARD FORM OF AGREEMENT FOR THE IMPROVEMENTS IN SAID SUB-
DIVISION, WITH TIME FOR PERFORMANCE SPECIFIED.
BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:
SECTION 1:
The Mayor and Common Council find that
proposed Subdivfsion Tract No. 12756, located aproximately 100
feet Westerly of centerline of Lfttle League Drive, North side
of Frontage Road, together with the provisions for its design
and improvements, is consistent with the General Plan of the
City of San Bernardino.
SECTION 2:
The Mayor of the City of San Bernardino
is authorized on behalf of said City to execute the standard
form of agreement adopted by Resolution No. 84-8 with CC San
Bernardino, Inc., a Cal ifornh Corporation, for the improve-
ments in said subdivision tract as are required by Title 18 of
the San Bernardino Municipal Code and the California
Subdivision Map Act. The time for performance is specified at
24 months. Said improvements are specifically described and
shown on Drawings No. 6942, 6832, 6822, 6823 and 6825,
approved and on file in the Office of the City Engineer of the
City of San Bernardino.
SECTION 3: The Final Map of said subdivision tract is

rig hts), drainage and other public easements. As a condition
precedent to approval of the Final Map, the Subdivider shall
first execute the agreement referenced in Section 2 hereof for
the improvements within said subdivision. The City Clerk shall
certify the approval and acceptance of the Mayor and Common
Council as set forth in this resolution.
I HEREBY CERTIFY that the foregoing resolution was
duly adopted by the Mayor and Common Council of the City of San
Bernardino at a meeting thereof, held on the
