STAFF REPORT
Tenta'the Tract No. 13603 was denied by the Planning Commission
on August 9, 1988.
At. the Council Meeting of October 3, 1988, the Developer's appeal
was heard. The decision of the Planning Commission was reversed
and the Negative Declaration was adopted.
Tentative Tract No. 13603 was approved, subject to the Findings
of Fact, conditions of approval and standard conditions, with the
additional stipulation that the subdivider specifically agree to
participate in the Verdemont Improvement Plan, also, to hold the
City harmless in the event any lawsuit is filed.
Tract No. 13603 is a thirty-three lot (33 lot), single-family
subdivision, with a RS-I0,OOO land use designation.
The required improvement securities and certificates of insurance
have been filed with this office, and the prescribed fees have
been paid. Also. the improvement and grading plans have been
prepared, and are in the review process.
The Final Map has been reviewed and found to be in substantial
compliance with the Tentative Map and the Subdivision Map Act.
Therefore, we recommend that the Final Map be approved.

2 RESOLUTION OF THE CITY OF SAN BERNARDINO APPROVING THE
FINAL MAP FOR SUBDIVISION TRACT NO. 13603, LOCATED AT THt
3 SOUTHEASTERLY CORNER O'l!'! OH 10 'A V ENUE AND CH ESTNUT AVENUE.
ACCEPTING THE PUBLIC DEDICATIONS AS SET FORTH ON SAID MAP; AND
4 AUTHORIZING EXECUTION OF THE STANDARD FORM OF AGREEMENT' FOR THE
IMPROVEMENTS IN SAID SUBDIVISION. WITH TIME FOR PERFORMANCE
5 SPECIFIED.
6 BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:

SECTION 1:
The Mayor and Common Council find that
proposed Subdivision Tract No. 13603. located at the Southeaster-
ly corner of Ohio Avenue and Chestnut Avenue. together with the
provisions for its design and improy~ments is consistent with the
General Plan of the City of San Bernardino.
SECTION 2, The Mayor of the City of San Bernardino is
authorized on behalf of said City to execute the standard form of

agreement adopted by Resolution No. 84-8 with Monnig Development,

for the improvements in said

subdivision
tract as are required by Title 18 of the San
Bernardino Municipal Code and the California Subdivision Map Act.

Section 12(b) (1) of said Agreement is hereby amended to require

public liability insurance in an amount of not less than $250.000

per person and $500,000 per occurrence.
The time for performance
is specifi ed at 24 months.

SECTION 3: The Final Map of said subdivision tract is
hereby approved and the City of San Bernardino hereby accepts as
