HUD requires that there be two (2) public hearings before the applications are submitted. RDA staff Is preparing applications for two projects - Sunwest Professional Park In Southeast Industrial Park and Court and "E" In the Central City Project Areas. Summaries of each project are attached. This Is the second public hearing required to comply with HUD regulations. Approximately 14.62 acres of land on Mhich "ill be developed four 141, five 151 story office buildings tolaling 521,300 square feet and a parking struclure containing approximately 117,600 square feet. The lolal cost of the project is $86,177.00. Tolal construclion cost for the parking structure is estimaled at $12,813,000. 1,900 $7,120,000 Due to exlensive costs of the parking structure, the project cannot proceed Mithout assistance. 30 year loan to be repaid from available net cash floM at 6X interest. In the Central City Project Area at the southeast corner of Court Street and "E" Street. Approxillately 1.97 acres of land on which will be developed a retail/office building containing approximately ISS,SOO square feet and parking structure. The total cost of the project is estimated to be $30,03S,920. The cost of the parking structure is estimated at $S,SS3,OOO. 1,300. $2,240,000. Due to excessive costs of the parking structure, the project cannot proceed without assistance. 30 year loan to be repaid from available net cash flow at 6X interest. City to participate in ax of net sales proceeds upon sale or refinance. o o o 10 ~L . _ _.I. ... ~ L o o 1 RESOLUTION NO. 2 3 RESOLUTION OF THE CITY OF SAN BERNARDINO AUTHORIZING AND DIRECTING THE MAYOR TO EXECUTE AND SUBMIT AN APPLICATION TO THE DEPARTMENT OF HOUSING AND URBAN DEVELOPMENT FOR A PORTION OF THE SUNWEST PROFESSIONAL PARK AND RELATED PARKING STRUCTURE. 4 BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE CITY 5 OF SAN BERNARDINO AS FOLLOWS: 6 SECTION 1. It is hereby found and determined that there 7 shall be prepared and submitted on behalf of the City an 8 application to the Department of Housing and Urban Development 9 for an Urban Development Action Grant for a portion of the Sunwest Professional Park and parking structure. The Mayor is 12 11 authorized to execute said application and all understandings and assurances contained in or required for such application. The 13 proposed development is located within the Southeast Industrial 14 Park Redevelopment Project Area and is generally bounded by "E" 15 Street on the west, Hospitality Lane on the south, and Hunts Lane 16 on the east, within the City of San Bernardino. A copy of the 17 application is on file and available for public inspection in the 18 Office of the Executive Director of the Redevelopment Agency of 19 the City of San Bernardino. 20 SECTION 2.
