RodificatiGDa The purpose of this request is to identif) specific problem areas and recolllllend remedial corrective actions within the 201 Borth "I" Street Office Building. The attached report, dated October 29, 1991, quantifies in detail the above referenced .concerns. Following is a brief s_ry of the analysis and recommendations. I. -&'I'IIG. VEln'n.A'I'TOIl AIm AIR COIlnITIOIlIIG (HVACl RODIFrCA'I'IOIS Previous and current HVAC tenant improvements have not been designed or installed in accordance with consideration of intended engineerinc parBlleters or tenant occupancy. The existing conditions are therefore wholly inadequate. Staff proposes the installation of aodifications to the second and third floor HVAC distribution and control networks (for full details of the analysis and recolllllendations, see paaes 10, 11 and 12 of Chapter IV of the attached report). The proposed improvements would provide economical and energy efficient environmental control of the office space. The estimated cost of these proposed t.provements is $59,000. II. LIOlJID _limn: AIIl'LIl"ICA'UOIl (LPAl RITIOl"I'I' Based upon staff's review of the monthly electrical costs to operate the bui1diD& (approximately $10,000 per month), staff secured the assistance of a mechanical engineering firm to lnvestiaate avenues of creatiD& efficiencies in the building's mechanical system. It has been determined that the best and most cost effective modification is the installation of LPA Retrofit equipment (for full details cODcerning this and the energy savings pro formas, see paaes 14 throuah 18, Chapter V, of the attached report). The estimated cost of these proposed improvements is $16,500. Based upon the financial analysis of this installation, the pay-back period will be 11.4 months, with a future annual savings of approxiute1y $17,000 per year. III. BIG l"IVl!: TI!IIAII'I' RODIl"ICA'I'rOlS Based on review of the lease obliaations for the Bia 5 tenant space, staff recommends the installation of modifications to the Bia 5 mechanical aystems.
