In an effort to 8ecure additional parking needs, the owner purc:hased the adjacent property, whic:h is situated in the rear. To date, the owner has spent approximately $368,000 for the acqui8ition, demolition and temporary parking accommodations. However, to utilize the area as permanent parking, the owner estimates an additional $40,000.00 will be required to complete the public improvements and landscaping treatments. Inasmuc:h as thi8 additional expenditure, over and above the expenses he has incurred, was not antieipated, the owner is requesting Agency partiCipation in this beautification program in an amount of fifty percent (50%) of the costs, for a total amount not to exceed $20,000. This project accompli8hes the objectives 8et forth in our City beautification and land8caping programs, particularly with re8peCt to eliciting the cooperation and initiative of property owner8. This project a180 8ends an important message about our commitment to the Uptown Project Area. On AugU8t 8, 1991, the lledeve10pment Committee considered this matter. Benderson: My client, Richard Gross owns and operates the Bairmaster UniversitY' of Beauty situated at the northwest corner of Mt. Vie~ andlHighland Avenues. 'Be is cUrrentiy"in cO!llpliance with parking requirements for his operation"however he realizes that as the area builds up, parking will bec9me more of a problem. With a view towards ~liminating future problems and facilitat- ing access t~ his business, he purchased the property to the rear of his school, removed the existing residence and had the lot graded and gravelled for use as additional parking. The planning dept. informed him that in order to utilize this area for parking, it would be necessare to beautify the property. My client has had a plan drawn to .eet the requirements of the planning and building depts. and the total additional costs amount to $39,877.35. I o o / ( - . o o Some pertinent data regarding this project is as follows: Original cost of land and building on front lot, including the remodel costs were $250,000. with a balance owing of $160,000. The original cost of rear lot was 105,000., with a balance due of $70,000. Total cost of demolition of building and tree removal plus grading and surfacing with gravel was an" ~dditional $13,000. ~Total investment to date is $368,000. with a balance owing of $230,000.
