Subiect:
Resolution approving Final Map for Tract Map No. 18083 located on the southeast comer of
Waterman A venue and Industrial Road.
Backl!round:
On June 27, 2006, the Planning Commission approved Tentative Tract No. 18083 (Subdivision
No. 05-50) to create 12 industrial lots, including two lots for condominium purposes. The
Planning Commission also approved Development Permit (Type 2) No. 05-07 to construct 12
buildings. The developer is Waterman BP, LLC, a subsidiary of Seventh Street Development,
LLC. The map is signed by Craig Furniss and Doug Hinchliffe, as owners.
All required public improvements are existing and no bonds or improvement agreements are
required.
All conditions for map recordation have been satisfied.
Financial Impact:
. None.
Recommendation:
Adopt resolution.

RESOLUTION NO.

BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:

SECTION 1. The Mayor and Common Council find that proposed Tract Map No.
9 18083, located on the Southeast corner of Waterman Avenue and Industrial Road in the IL,
10 Industrial Light land use district, together with the provisions for their design and
11 improvement, is consistent with the General Plan of the City of San Bernardino.

SECTION 2. The Final Map of said Tract Map is hereby approved and the City of San
Bernardino hereby accepts as public property all dedications within the subdivision as shown
14
15 on said Tract Map for streets, alleys (including access rights), drainage and other public
16 easements. As a condition precedent to approval of the Tract Map.

3 INDUSTRIAL ROAD IN THE IL, INDUSTRIAL LIGHT LAND USE DISTRICT, AND
ACCEPTING THE PUBLIC DEDICATIONS AS SET FORTH ON SAID MAP.
