STAFF REPORT

In 1982, the Community Hospital was faced with the decision of whether or not to
move due to future expansion. Agency has determined that Assistance is available
in the form of land acquisition and the use of tax increment funds for financing.
Community Hospital is now in a position to purchase the Orangewood Park site. The
proposed concept is outlined in Exhibit "A" attached hereto. The benefits
associated with the sale are also enclosed as Exhibit "B". A copy of the Notice
of Public Hearing is attached as Exhibit "Coo.
At this time, staff requests authorization:
1. For Agency to purchase city property (Orangewood Park) and re-sell to
Community Hospital for professionsl office complex.
2. For Agency to set a Public Hearing on July 21, at 11:00 a.m., notice of
which to be published in The Sun for fourteen (14) consecutive days
starting July 6, 1986.

THE CITY OF SAN BERNARDINO REGARDING THE SALE OF PROPERTY TO COMMUNITY
HOSPITAL (NORTHWEST PROJECT AREA).

NOTICE IS HEREBY GIVEN that the Mayor and Common Council of the City of
San Bernardino and the Community Development Commission of the City of San
Bernardino, California, will conduct a Joint Public Hearing on the sale of the
Redevelopment Agency real property located within the Northwest Project Area,
on the day, hour and place speclfied below:
DATE: July 21, 1986
TIME: 11:00 a.m.
City Council Chambers of the City of San Bernardino
City Hall, 300 North "0" Street
San Bernardino, CA 92418
The Real Property proposed to be sold by the Redevelopment Agency is
located on the west side of Muscott, 300 feet south of 19th Street, Identlfled
as APN 143-051-05 and 143-391-02.
PLACE:
The Redevelopment Agency proposes to sell said real property to The San
Bernardino Community Hospital for the development of a professional office
complex.

The City Clerk of the City of San Bernardino and/or the Redevelopment
Agency has avallable for public inspection and copylng at a cost not to exceed
the cost of duplication, at its offices at 300 North "0" Street, San
Bernardlno, California, the following documents:
a) A copy of the form of Disposition and Joint Development Agreement.
b) A summary which specifies:
1) The cost of the sale by the Redevelopment Agency, including
land acquisition costs, clearance costs, relocation costs,
the cost of any Improvements to be provided by the Agency.
2) The estimated value of the interests to be sold, determined
at the highest uses permitted under the redevelopment plan.
3) The purchase price which the buyer will be required to pay
under the terms of the Disposition and Jolnt Development
Agreement. In the event the total amount is less than the
fair market value of the Interests to be conveyed,
determined at the hIghest and best use consistent with the
redevelopment plan, the Agency shall provlde as a part of
the summary an explanation of the reasons for the
difference.
