STAFF REPORT
Tentative Tract No. 12824 was approved by the Planning Commission on
December 4. 1984.
Tract No. 12824 is a 516-unit apartment planned residential sub-
division.
The required improvement securities and Certificates of Insurance have
been filed with this office. and the prescribed fees have been paid.
Also the improvement and grading plans have been prepared and will be
approved.
The Final Map has been reviewed and found to be in substantial com-
pliance with the tentative map and the Division Map Act. Therfore. we
recommend that the Final Map be approved with the following condition:
Vacation of east-west unnamed street located at southerly
terminus of Varsity Avenue is in process and action on the
Resolution of Intention is scheduled for your meeting of
April 21. 1986.

The Developer has a commitment from a
financial institution for a recordation of
tentative map. which will expire April 23.
1986. It is imperative that the map be
recorded as quickly as possible in order to
avoid expiring the tentative map.

RESOLUTION NO.
RESOLUTION OF THE CITY OF SAN BERNARDINO APPROV ING THE
FINAL MAP FOR SUBDIVISION TRACT NO. 12824, LOCATED AT THE
SOUTHWESTERLY CORNER OF COLLEGE AVENUE AND VARSITY DRIVE,
ACCEPTING THE PUBLIC DEDICATIONS AS SET FORTH ON SAID MAP; AND
AUTHORIZING EXECUTION OF THE STANDARD FORM OF AGREEMENT FOR THE
IMPROVEMENTS IN SAID SUBDIVISION, WITH TIME FOR PERFORMANCE
SPECIFIED.
BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:
SECTION 1:
The Mayor and Common Council fi nd tha t
8 proposed Subdivision Tract No. 12824, located at the
9 southwesterly corner of College Avenue and Varsity Drive,
10 together with the provisions for its design and improvements is
11 consistent with the General Plan of the City of San Bernardino.

SECTION 2:
13 is authorized on behalf of said City to execute the standard
14 form of agreement adopted by Resolution No. 84-8 with Castlebar
15 Inc., for the improvements in said subdivision tract as are
16 required by Title 18 of the San Bernardino Municipal Code and
17 the California Subdivision Map Act. The time for performance
18 is specified at 24 months. Said improvements are specifically
19 described and shown on Drawings No. 6707 and 6706, approved and
20 on file in the Office of the City Engineer of the City of San
21 Bernardino.

SECTION 3: The Final Map of said subdivision tract is
23 hereby approved and the City of San Bernardino hereby accepts
24 as public property all dedications within the subdivision as
25 shown on said Final Map for streets, alleys, (including access
26 rights), drainage and other public easements. As a condition
27 precedent to approval of the Final Map, the Subdivider shall

first execute the agreement referenced in Section 2 hereof for
the improvements within said subdivision. The Ci ty Clerk shall
certify the approval and acceptance of the Mayor and Common
Council as set forth in this resolution.
I HEREBY CERTIFY that the foregoing resolution was
duly adopted by the Mayor and Common Council of the Ci ty of San
Bernardino at a
