STAFF REPORT
Tentative Tract No. 13188 was approved by the Planning Commission on
November 19, 1985.
Tract No. 13188 is a thirty-nine lot (39-10t) single-family, planned
residential subdivision.
The Subdivider has indicated that they will provide bonds, insurance
certificate, prescribed fees, and agreement prior to Council Meeting.
Al so, the improvement and grading plans have been completed and
approved.
The Final Map has been reviewed and found to be in substantial com-
pliance with the tentative map and the Subdivision Map Act. Therefore,
we recommend that the Final Map be approved with the following
conditions:
1. pri or to the si gna ture on the Fi na 1 Map by the
Director of Public Works/City Engineer, all necessary
drawings (street improvement plan, drainage plan and
sewer pl an) shall be approved by the Di rec tor of
Public Works/City Engineer.
All bonds, insurance certificates, and prescribed fees have been posted,
or paid, and are acceptable to the City.

RESOLUTION NO.
RESOLUTION OF THE CITY OF SAN BERNARDINO APPROV ING TIlE
FINAL MAP FOR SUBDIVISION TRACT NO. 13188, LOCATED AT TilE
SOUTHEASTERLY CORNER OF LITTLE MOUNTAIN DRIVE AND NORTIIPARK
BOULEVARD, ACCEPTING THE PUBLIC DEDICATIDNS AS SET FORTH ON
SAID MAP; AND AUTHORIZING EXECUTION OF THE STANDARD FORM OF
AGREEt1ENT FOR THE rr~J>ROVEMENTS IN SAID SUBDIVISION, WITH TH1E
FOR PERFORMANCE SPECIFIED.
BE IT RESOLVED BY THE t1AYOR AND COMMON COUNC IL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:
SECTION 1: The Mayor and Common Council find that
proposed Subdivision Tract No. 13188, located at the
Southeasterly corner of Little Mountain Drive and Northpark
Boulevard, together with the provisions for its design and
improvements is consistent with the General Plan of the City of
San Bernardino.
SECTION 2:
The Mayor of the City of San Bernardino
is authorized on behalf of said City to execute the standard
form of agreement adopted by Resolution No. 84-8 with Acacia
Construction Inc., a California Corporation, for the improve-
ments in said subdivision tract as are require~ by Title 18 of
the San Bernardino Municipal Code and the California
Subdivision Map Act. The time for performance is specified at
24 months. Said improvements are specifically described and
shown on Drawings approved and on file in the Office of the
Ci ty Engineer of the Ci ty of San Bernardino.
SECTION 3: The Final Map of said subdivision tract is
hereby approved and the Ci ty of San Bernardi no hereby accepts
as public property all dedications within the subdivision as
shown on said Final Map for streets, alleys, (including access
rights), drainage and other public easements. As a condition

precedent to approval of the Final Map, the Subdivider shall
first execute the agreement referenced in Section 2 hereof for
the improvements within said subdivision. The City Clerk shall
certify the approval and acceptance of tbe Mayor and Common
Council as set forth in this resolution.
