STAFF REPORT
Tenta tive Tract No. 11843 was approved by the Mayor and Common Counci 1
on June 15, 1981. The Planning Commission, on December 8, 1982,
approved a one-year extension of time, from December 15, 1982 to
December 15, 1983. Tentative Tract No. 11843 expired on December 16,
1983.
Tentative Tract No. 11843 was approved by the Planning Commission on
May 8, 1984. The Planning Commission on April 22, 1986, approved a
one-year extension of time, from May 8, 1986, to May 8, 1987.
Tract No. 11843 is a forty-five lot (45-lot) single-family, planned
residential subdivision.
The Subdivider has indicated that they will bring in bonds, insurance
certificate, prescribed fees, and agreement prior to Council Meeting.
Also, the improvement and grading plans have been completed and
approved.
The Final t1ap has been reviewed and found to be in substantial com-
pliance with the tentative map and the Sub-division Map Act. Therefore,
we recommend tha t the Fi na 1 Map be approved wi th the foll owi ng
conditions:
1. Prior to the signature of the Final Map by the
Director of Public Works/City Engineer, a Landscap-
ing Maintenance Assessment District shall be formed
for December 15, 1982 to December 15, 1983.

proposed Subdivision Tract No. 1184-3, loca-ted"'-oJI t~! -\?uth side
of Belmont Avenue between Walnut and Pine Avenues, together
with the provisions for its design and improvements is con-
sistent with the General Plan of the City of San Bernardino.
SECTION 2:
The Mayor of the City of San Bernardino
is authorized on behalf of said City to execute the!tandard
form of agreement adopted by Resolution No. 84-8 with V. S. L.
Enterprise,

Inc., for the improvements in ~aidsubdivision
tract as are required by Title 18 of the San Bernardino
Municipal Code and the California Subdivision Map Act. The
time for performance is specified at 24 months. Said improve-
ments are specifically de~cribed and shown on Drawings No. 6951
20 and 6952, approved afld ,on fi l~_ in the Offi ce of the Ci ty
