STAFF REPORT
Tentative Parcel Map No. 14450, located at the northwest
corner of "E" Street and Marshall Boulevard, and extending
westerly to Acacia Avenue, was approved by the Planning
Commission on May 18, 1993. This map will create 2 single family
residential parcels.
The final parcel map has been reviewed and found to be
substantially in accordance with the tentative map and the Sub-
division Map Act.
Plans for street frontage improvements have been prepared
and are ready for approval. The attached Parcel Map Improvement
Agreement will allow deferral of construction of these improve-
ments until time of development of each individual parcel and,
upon recording, will secure the improvements to be completed by
the subdividers or future owners, by inclusion of an Improvement
Certificate on the final parcel map.
We recommend that Final Parcel Map No. 14450 be approved.
URGENCY CLAUSE:
The applicant for Parcel Map NO. 14450 has entered into an escrow
for this property, which will expire on 8-20-93. Approval of the
final map at the Council meeting of 8-16-93 will be required to
avoid termination of the escrow.

2 RESOLUTION OF THE CITY OF SAN BERNARDINO APPROVING THE
FINAL MAP FOR PARCEL MAP NO. 14450, LOCATED AT THE NORTHWEST
3 CORNER OF THE INTERSECTION OF "E" STREET AND MARSHALL BQULEVARD,
ACCEPTING THE PUBLIC DEDICATIONS AS SET FORTH ON SAID MAP; AND
4 AUTHORIZING EXECUTION OF THE PARCEL MAP IMPROVEMENT AGREEMENT FOR
THE IMPROVEMENTS IN SAID SUBDIVISION, WITH TIME FOR PERFORMANCE
5 SPECIFIED.
BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF "THE
CITY OF SAN BERNARDINO AS FOLLOWS:
SECTION 1:
The Mayor and Common Gouncil find that
proposed Parcel Map No. 14450, located on the Northwest corner of
the intersection of "E" Street and Marshall Boulevard, together
with the provisions for their design and improvements, is
consistent with the General Plan of the City of San Bernardino.
SECTION 2.
The Mayor of the City of San Bernardino is
14 authorized on behalf of said City to execute the Parcel Map
15 Improvement
Agreement
with
INTERNATIONAL
DOCTORS
SUPPLY
16 CORPORATION, for the improvements in said Parcel Map as are
17 required by Title 19 of the San Bernardino Municipal Code and the
18 California Subdivision Map Act.
The time for performance is
19 specified in the Agreement.
Said improvements are specifically
20 described and shown on Drawings approved and on file in the
21 office of the City Engineer of the City of San Bernardino.

SECTION 3:
The Final Map of said Parcel Map is hereby
approved and the City of San Bernardino hereby accepts as public
property all dedications within the subdivision as shown on said

drainage and other public easements. As a condition precedent to
approval of the Parcel Map, the Subdivider shall first execute

2 ments within said subdivision. The City Clerk shall certify the

5 SECTION 4. This resolution is rescinded if the parties
6 to the agreement fail to execute it within sixty (60) days of the
7 passage of this resolution.
