ORDINANCE AMENDING ORDINANCE NO. 1991 KNOWN AS THE "LAND
USE ZONING ORDINANCE"; RECLASSIFYING AND REZONING CERTAIN PARCELS
OF LAND; AND AMENDING THE i~.,ING MAP ACCORDINGLY. (PETITION NO.
1146, LOCATED ON THE SOUTHWEST CORNER OF ELECTRIC AVENUE AND
NORTHPARK BOULEVARD.)
THE MAYOR AND COMMON COUNCIL OF THE CITY OF SAN BERNARDINO
DO ORDAIN AS FOLLOWS:
SECTION 1. Ordinance No. 1991 Section 27.2 which reclass~
ifies and rezones certain parcels of real property within the City
of San Bernardino and amends the zoning map accordingly is hereby
amended by adding thereto the real property described as follows:
PARCEL NO. EIGHT HUNDRED EIGHTY-TWO (Petition No. 1146)
All that real property situated in the City
of San Bernardino, County of San Bernardino,
State of California, described as follows:
Parcel No.1:
Those portions of the Northwest quarter of
Section 15, Township 1 North, Range 4 West,
San Bernardino Base and Meridian, in the
County of San Bernardino, State of Califor-
nia, unsurveyed being within the Muscupiabe
Rancho, in the City of San Bernardino, County
of San Bernardino, State of California, as
per map recorded in Book 7, page 23 of Maps,
in the office of the County Recorder of said
County, described as follows:
BEGINNING at a point on the West line of
Electric Avenue (60.00 feet wide) said point
being the Northeast corner of the land con-
veyed to the City of San Bernardino School
District by deed recorded January 20, 1958,
in Book 4416, page 389, Official Records;
THENCE North 00 09' 16" East, along said
West line 120.02 feet to the beginning of a
tangent curve, concave Westerly having a
radius of 20.00 feet;
THENCE Northwesterly along said curve, 25.44
feet;
THENCE North 720 43' 13" West, tangent to
said curve, 115.23 feet;
THENCE South 00 09' 16" \'1est, parallel to
said Westerly line, 174.14 feet to the
Northerly line of the land so conveyed to
said school district;

THENCE North 890 39' 36" East, 124.24 feet
to the Point of Beginning.
Parcel No.2:
That portion of the Northwest quarter of
Section 15, Township 1 North, Range 4 West,
San Bernardino Base and Meridian, unsurveyed
and being within the Muscupiabe Rancho, in
the County of San Bernardino, State of
California, as per plat recorded in Book 7,
page 23, Records of said County, described
as follows:
BEGINNING at a point on the West line of
Electric Avenue, said point being the North-
east corner of the land conveyed to the
City of San Bernardino School District by
deed recorded January 20, 1958, in Book 4416,
page 389, Official Records;
THENCE North 00 09' 16" East, 185 feet,
more or less, to the South line of North Park
Boulevard;
THENCE North 720 43' 13" West along the
South line of said North Park Boulevard to
the East line of the property conveyed to the
Central Baptist Church of San Bernardino by
deed recorded May 2, 1958, in Book 4498,
page 348, Official Records;
THENCE South along said last mentioned line
to the North line of the aforementioned land
conveyed to the City of San Bernardino School
District by deed recorded in Book 4416, page
389, Official Records;
THENCE East along said last mentioned line to
the Point of Beginning.
EXCEPTING that portion deeded to Neal O. Baker,
Jr. and Phyllis Elder Baker, as Parcel No.1,
recorded December 1, 1966, in Book 6736, page
416, Official Records.

Residential District at 18 units to the net

Generally located on the southwest corner of
Electric Avenue and Northpark Boulevard,
approximately 1.25 acres.
The above change of zone is subject to the conditions
imposed by the Mayor and Common Council of the City of San
Bernardino, at their meeting of April 7, 1980, as filed in the
