STAFF REPORT
Tentative Tract No. 14328 was approved by the Planning
Commission on August 8, 1989.
Tract No. 14328 is a 10-lot Single Family. Residential
subdivision. The required improvement securities and
certificates of insurance will be filed with this office by 3-
26-90, and the prescribed fees will be paid. Also, the
improvement and grading plans have been prepared and are ready
for approval.
The Final Map has been reviewed and found to be sub-
stantially in compliance with the Tentative Map and the
Subdivision Map Act. Therefore, we recommend that the Final Map
be approved.

RESOLUTION NO.
2 RESOLUTION OF THE CITY OF SAN BERNARDINO APPROVING THE
FINAL MAP FOR SUBDIVISION TRACT NO. 14328, LOCATED ON THE SOUTH
3 SIDE OF WASHINGTON AVENUE, APPROXIMATELY 100 FEET EASTERLY OF
WALNUT AVENUE, ACCEPTING THE PUBLIC DEDICATIONS AS SET FORTH ON
4 SAID MAP; AND AUTHORI ZING EXECUTION OF THE STANDARD FORM OF
AGREEMENT FOR THE IMPROVEMENTS IN SAID SUBDIVISION, WITH TIME FOR
5 PERFORMANCE SPECIFIED.

BE IT RESOLVED BY THE MAYOR AND COrrlMON COUNCIL OF THE
7 CITY OF SAN BERNARDINO AS FOLLOWS:

SECTION 1: The Mayor and Common Council find that
9 proposed Subdivision Tract No. 14328, located on the south side
10 of Washington Avenue, approximately 100 feet easterly of Walnut
11 Avenue, together with the provisions for its design and
12 improvements is consistent with the General Plan of the City of
13 San Bernardino.

SECTION 2. The Mayor of the City of San Bernardino is
15 authorized on behalf of said City to execute the standard form of
16 agreement adopted by Resolution No. 84-8 with Shadow Meadm-ls,
17 Ltd., Development, for the improvements in said subdivision tract
18 as are required by Title 18 of the San Bernardino Municipal Code
19 and the California Subdivision Map Act. Section 12(b) (1) of said
20 Agreement is hereby amended to require public liability insurance
21 in an amount of not less than $250,000 per person and $500,000
22 per occurrence.
The time for performance is specified at 24
23 months.
Said improvements are specifically described and shown
24 on Drawings approved and on file in the Office of the City
25 Engineer of the City of San Bernardino.

SECTION 3: The Final Map of said subdivision tract is
27 hereby approved and the City of San Bernardino hereby accepts as
28 public property all dedications within the subdivision as shown

1 on said Final Map for streets, alleys, (including access rights),
2 drainage and other public easements. As a condition precedent to
3 approval of the Final Map, the Subdivider shall first execute the
4 agreement referenced in Section 2 hereof for the improvements
5 within said subdivision. The City Clerk shall certify the
6 approval and acceptance of the Mayor and Common Council as set
7 forth in this resolution.

SECTION 4. This resolution is rescinded if the parties
9 to the agreement fail to execute it within sixty (60) days of the
10 passage of this resolution.
