CITY OF SAN BEFh4ARDINO - REQUEST FOR COUNCIL ACTION
STAFF REPORT
Tentative Tract No. 10352-2 was approved by the Planning
Commission on February 17, 1987. Due to the fact that the
moratorium was in effect for one year (June, 1987 - June 1988),
the expiration date for Tentative Tract No. 10352-2 was extended
for one year, per Subdivision Map Act.
The Developer's request for a one-year extension of time
for Tentative Tract No. 10352-2 will be considered at the
Planning Commission meeting on March 6, 1990. Planning and
Building Services Department staff is recommending that the
Planning Commission approve a one-year exension of time for
Tentative Tract No. 10352-2, subject to original findings of
fact, conditions of approval and standard requirements.
Tract No. l0352-2 is a 45-Lot Single Family Residential
Subdivision. The required improvement securities and
certificates of insurance have been filed with this office, and
the prescribed fees have been paid. Also, the improvement and
grading plans have been prepared and are ready for approval.
The Final Map has been reviewed and found to be sub-
stantially in compliance wih the Tentative Map and the Sub-
division Map Act. Therefore, we recommend that the Final Map be
approved.

2 RESOLUTION OF THE CITY OF SAN BERNARDINO APPROVING THE
FINAL MAP FOR SUBDIVISION TRACT NO. 10352-2, LOCATED ON THE NORTH
3 SIDE OF NORTHPARK BOULEVARD, EAST OF THE TERMINUS OF LITTLE
MOUNTAIN DRIVE-, ACCEPTING THE PUBLIC DEDICATIONS AS SET FORTH ON
4 SAID MAP: AND AUTHORIZING EXECUTION OF THE STANDARD FORM OF
AGREEMENT FOR THE IMPROVEMENTS IN SAID SUBDIVISION, WITH TIME FOR
5 PERFORMANCE SPECIFIED.

BE IT RESOLVED BY THE MAYOR AND COI"'J.MON COUNCIL OF THE
7 CITY OF SAN BERNARDINO AS FOLLOWS:

SECTION 1: The Mayor and Common Council find that
9 proposed Subdivision Tract No. 10352-2, located on the north side
10 of Northpark Boulevard, east of the terminus of Little Mountain
11 Drive,
together with the provisions for its design and
12 improvements is consistent with the General Plan of the City of
13 San Bernardino.

SECTION 2. The Mayor of the City of San Bernardino is
15 authorized on behalf of said City to execute the standard form of
16 agreement adopted by Resolution No. 84-8 with Griffith Homes, for
17 the improvements in said subdivision tract as are required by
18 Title 18 of the San Bernardino Municipal Code and the California
19 Subdivision Map Act.
Section 12(b) (1) of said Agreement is
20 hereby amended to require public liability insurance in an amount
21 of not less than $250,000 per person and $500,000 per occurrence.
22 The time for performance is specified at 24 months.
Said
23 improvements are specifically described and shown on Drawings
24 approved and on file in the Office of the City Engineer of the
25 City of San Bernardino.

SECTION 3: The Final Map of said subdivision tract is
27 hereby approved and the City of San Bernardino hereby accepts as
28 public property all dedications within the subdivision as

1 shown on said Final Map for streets, alleys, (including access
2 rights), drainage and other public easements. As a condition
3 precedent to approval of the Final Map, the Subdivider shall
4 first execute the agreement referenced in Section 2 hereof for
5 the improvements within said subdivision. The City Clerk shall
6 certify the approval and acceptance of the Mayor and Common
7 Council as set forth in this resolution.
SECTION 4. This resolution is rescinded if the parties
to the agreement fail to execute it within sixty (60) days of the
passage of this resolution.
