Subiect:
Resolution approving Final Map for Tentative Parcel Map No. 17174 located on the west side of
Tippecanoe Avenue between Hospitality Lane and Brier Drive.
Back2round:
On March 21, 2006 the Planning Commission approved Tentative Parcel Map No. 17174
(Subdivision No. 05-11).
The Development Code authorizes the City Engineer to approve parcel maps of four or fewer
parcels. This parcel map contains nine parcels and, therefore, is subject to approval by the
Mayor and Common Council.
This map is for a commercial project. All construction requirements are tied to occupancy of the
buildings to be constructed. Bonds for public improvements are not required, so there are no
improvement agreements.
All conditions for map recordation have been satisfied.
Financial Impact:
None.
Recommendation:
Adopt resolution.

RESOLUTION OF THE MAYOR AND COMMON COUNCIL OF THE CITY OF
3 SAN BERNARDINO APPROVING THE FINAL MAP FOR PARCEL MAP NO. 17174,
4 LOCATED ON THE WEST SIDE OF TIPPECANOE AVENUE BETWEEN
HOSPITALITY LANE AND BRIER DRIVE IN THE CR-3, COMMERCIAL
5 REGIONAL - TRI-CITY/CLUB LAND USE DISTRICT, ACCEPTING THE PUBLIC
DEDICATIONS AS SET FORTH ON SAID MAP.

BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE CITY
7 OF SAN BERNARDINO AS FOLLOWS:

SECTION I. The Mayor and Common Council find that proposed Parcel Map No.
17174, located on the west side of Tippecanoe Avenue between Hospitality Lane and Brier Drive
in the CR-3 Commercial Regional - Tri-City/Club land use district, together with the provisions
12 for their design and improvement, is consistent with the General Plan of the City of San
13 Bernardino.
14 SECTION 2. The Final Map of said Parcel Map is hereby approved and the City of San
15
Bernardino hereby accepts as public property all dedications within the subdivision as shown on
16

said Tract Map for streets, alleys (including access rights), drainage and other public easements.
The City Clerk shall certify approval and acceptance of the Mayor and Common Council
as set forth in this Resolution.
