The parcels are currently vacant. An AM/PM mini- market and gas station currently occur immediately adjacent to the site, at the comer of Hallmark Parkway and University Parkway. The site has been impacted, and is not known to occur in critical habitat for any species of concern. Improvements on the site will consist of approximately 135,000 square feet of building under roof, and an additional 31,500 square feet of outdoor garden center on approximately 10.5 acres.
