2 ORDINANCE REZONING A CERTAIN PARCEL OF LAND, AND N1ENDING
THE LAND USE ZONING MAP, WHICH IS INCORPORATED BY REFERENCE IN
3 SECTION 19.06.020 OF THE SAN BERNARDINO MUNICIPAL CODE (PETITION
NO. 1206, LOCATED ON APPROXIMATELY 4.6 ACRES HAVING A FRONTAGE
4 OF APPROXIMATELY 952 FEET ALONG THE I-15E FRONTAGE ROAD AND A
FRONTAGE OF APPROXIMATELY 42 FEET ON THE NORTHWEST SIDE OF LITTLE
5 LEAGUE DRIVE AND BEING LOCATED APPROXIMATELY 100 FEET SOUTH OF
THE CENTERLINE OF IRVINGTON AVENUE) .

THE MAYOR AND COMMON COUNCIL OF THE CITY OF SAN BERNARDINO
7 DO ORDAIN AS FOLLOWS:

SECTION 1. Pursuant to Chapter 19.06 of the San Bernardin
9 I Municipal Code, the real property described in Exhibit "A",
10 attached hereto and incorporated herein by reference, generally
11 located on approximately 4.6 acres having a frontage of approxi-
12 mately 952 feet along the I-15E Frontage Road and a frontage of
13 approximately 42 feet on the northwest side of Little League Drive
14 and being located approximately 100 feet south of the centerline
15 of Irvington Avenue, is rezoned from R-3-3000 to C-l for property
16 west of Little League Drive north of Frontage Road.

SECTION 2. The zoning map, which is incorporated by
18 reference in Section 19.06.020 of the San Bernardino Municipal
19 Code, is amended to reflect the change of zone set forth in this
20 ordinance.

ZONE CHANGE NO. 1206
LEGAL DESCRIPTION:
That portion of Block 83 of the Irvington Land and Water Company Subdivision
as per plat recorded in Book 1 of Record Surveys, Page 32, records of San
Bernardino County, California, described as follows:
Commencing at a point in the centerline of Little League Drive, formerly
Cypress Avenue, which is south 27016'10" west 100 feet from its intersection
with the centerline of Irvington Avenue; thence north 62043' 50" west a dis-
tance of 30 feet to a point on the westerly right-of-way line of Little League
Drive, said point being the True Point of Beginning; thence continuing north
62043'50" west a distance of 314.47 feet to the beginning of a tangent curve
concave northeasterly having a radius of 2000 feet; thence northwesterly along
said curve through a central angle of 03053'08" an arc distance of 135.63 feet
to a point of intersection on a line that is parallel with and distant north-
westerly, at right angles, 480 feet from the centerline of said Little League
Drive; thence south 27016'10" west along said parallel line a distance of 507.98
feet to a point on the northerly line of that land conveyed to the State of
California for freeway and incidental purposes by deed recorded October 24, 1957
in Book 4353, Page 308 of Official Records, records of said county; thence along
the northerly boundary of said State of California land the following courses;
south 47011'00" east a distance of 287.72 feet to the beginning of a tangent
curve concave northerly having a radius of 72 feet thence northeasterly along
said curve through a central angle of 107041'50" an arc distance of 135.34 feet;
thence north 25007'10" east a distance of 385.89 feet to the beginning of a
tangent curve concave southeasterly having a radius of 78 feet; thence northerly
and easterly along said curve through a central angle of 92009'00" an arc dis-
tance of 125.45 feet; thence south 62043'50" east a distance of 18.09 feet to
a point of intersection of said northerly boundary with the westerly right-of-way
line of Little League Drive; thence north 27016'10" east, along said westerly
right-of-way line, a distance of 41.90 feet to the True Point of Beginning.
LAND USE ACTION:
Change zone from R-3-3000 to C-l for property west of Little League Drive
north of Frontage Road.
GENERAL LOCATION:
Property consisting of approximately 4.6 acres having a frontage of approximately
952 feet along the I-15E Frontage Road and a frontage of approximately 42 feet
on the northwest side of Little Le~e Drive and being located approximately
100 feet south of the centerline of Irvington Avenue.
