2 ORDINANCE OF THE CITY OF SAN BERNARDINO AMENDING SECTION
18.40.160 OF THE SAN BERNARDINO MUNICIPAL CODE REQUIRING PUBLIC
3 DEDICATION OF AND REGULATING SUBDIVISION INGRESS AND EGRESS ROUTES

THE MAYOR AND COMMON COUNCIL OF THE CITY OF SAN BERNARDINO
ORDAIN AS FOLLOWS:

SECTION 1. Section 18.40.160 of the San Bernardino

7 Municipal Code is amended to read:

"18.40.160 Provision for ingress and egress.
9 A tentative map, final map, tentative parcel map, or parcel
JO map shall provide for at least two different routes for ingress
]1 and egress. Such routes shall be dedicated to the public, shall
]2 have a minimum paved width of 24 feet, and shall conform to all
J3 standards contained in this section. The purpose of these routes
14 is to permit accessibility of fire fighting and other public
J5 equipment and to permit orderly emergency evacuation. Upon a
16 specific finding that the public health, safety, and welfare do
J7 not require such access, under the circumstances of that particula
J8 application, the Commission or the Mayor and Common Council may
J9 approve any such map with only one route in either of the
20 following circumstances:

A. The property is outside the high fire hazard area; or
22
B. An existing street provides only one route for ingress
23
and egress, not more than 2000 feet of street extension is require,
24
and the parcel map creates not more than two residential lots, one
25
of which the applicant represents will be occupied as his or her
26
primary place of residence."
