ORDINANCE OF THE CITY OF SAN BERNARDINO REZONING A CERTAIN
PARCEL OF LAND, AMENDING THE LAND USE ZONING MAP, WHICH IS
INCORPORATED BY REFERENCE IN SECTION 19.06.020 OF THE SAN
BERNARDINO MUNICIPAL CODE (PETITION NO. 82-22, CONSISTING OF
APPROXIMATELY 541 ACRES IN THE NORTHEASTERN SECTION OF THE CITY
FRONTING ON EAST HIGHLAND AVENUE EASTERLY OF STATE ROUTE 330).

THE MAYOR AND COMMON COUNCIL OF THE CITY OF SAN BERNARDINO
6 DO ORDAIN AS FOLLOWS:

SECTION 1. Pursuant to Chapter 19.06 of the San Bernardino
8 Municipal Code, the real property described in Exhibit "A",
9 attached hereto and incorporated herein by reference, consisting
]0 of approximately 541 acres in the northeastern section of the
11 City fronting on East Highland Avenue easterly of State Route
12 330, is rezoned from "0" Open Space to PRD Planned Residential
13 Development at 2.3 units per acre and 5.8 persons per acre for
14 development of a maximum of 1,200 residential units, a one-acre
15 commercial center, a community park and 387 acres of open space.

SECTION 2. The zoning map, which is incorporated by
18 reference in Section 19.06.020 of the San Bernardino Municipal
19 Code is amended to reflect the change of zone set forth in this
20 ord inance.

LEGAL DESCRIPTION:
Parcel No.1: All that portion of the northeast 1/4 of Section 34, Township
1 north, Range 3 west, San Bernardino Meridian, in the County of San Bernardino,
State of California, according to Government Survey, described as follows:
Beginning at the northwest corner of Lot 61, Tract No. 5299, Sycamore Heights
Estates, as per map recorded in Book 76, Pages 74 and 75, records of said County;
thence along the south line of 66.00 foot wide, Terrace Drive, west 505.63 feet

Excepting from a portion of the property herein described the right to any and
all water, oil or other minerals together with the right to enter freely upon

minerals, reserved in the deed from Highland Well Company, recorded July 25, 1922,
in Book 759, Page 130, of Deeds, records of San Bernardino County. Reference is
made to said Instrument for other and further particulars.
By Quitclaim Deed from Highland Well Company, a California corporation, to
Pacific Union Association of Seventh-Day Adventists, a California corporation,
recorded January 22, 1965, in Book 6316, Page 355, Official Records, a right of
entry to a depth of 500 feet below the surface of said land was waived.

GENERAL LOCATION:
Subject property consists of approximately 541 acres in the northeastern
section of the City fronting on East Highland Avenue easterly of State Route
330.
LAND USE ACTION:
To change the land use zoning district from "0" Open Space to PRD Planned
Residential Development at 2.3 units per acre and 5.8 persons per acre for
development of a maximum of 1,200 residential units, a one-acre commercial
center, a community park and 387 acres of open space.
