ORDINANCE OF THE CITY OF SAN BERNARDINO REZONING A CERTAIN
PARCEL OF LAND, AMENDING THE LAND USE ZONING MAP, WHICH IS
INCORPORATED BY REFERENCE IN SECTION 19.06.020 OF THE SAN
IBERNARDINO MUNICIPAL CODE (PETITION NO. 83-26, LOCATED AT THE
'NORTHEASTERLY CORNER OF KENDALL DRIVE AND 48TH STREET HAVING A
FRONTAGE OF APPROXIMATELY 926 FEET ON THE NORTH SIDE OF KENDALL

Pursuant to Chapter 19,06 of the San Bernardino

the real property described in Exhibit "A",

12 the northeasterly corner of Kendall Drive and 48th Street having

13 a frontage of approximately 926 feet on the north side of Kendall
14 Drive and a frontage of 596 feet on the easterly side of 48th
15 Street, is rezoned from R-3-3000, Multiple-Family Residential
16 District, to PRD-14U, Planned Residential Development District at
17 14 units per acre.

SECTION 2. The zoning map, which is incorporated by
20 reference in Section 19.06.020 of the San Bernardino Municipal
21 Icode is amended to reflect the change of zone set forth in this
22 ord i nance.

CHANGE OF ZONE NO. 83-26
LEGAL DESCRIPTION:
The land referred to herein is situated in the State of California, County of
San Bernardino, City of San Bernardino and is described as follows:
That portion of the southeast! of Section 17, unsurveyed, Township 1 North,
Range 4 West, San Bernardino Meridian, being a portion of the Muscupiabe Rancho,
as per plat recorded in Book 7 of Maps, Page 23, Records of said County,
described as follows:
Beginning at the intersection of the southwesterly line of that certain parcel
of land conveyed to the San Bernardino County Flood Control District by deed
recorded in Book 1415, Page, 37, Official Records, and the South line of that
certain right of way conveyed to the City of San Bernardino for street and high-
way purposes by Instrument No. 721, recorded October 2, 1978 in Book 9529, Page
1189, Official records, said South line being the South line of 48th Street,
88.00 feet wide;
Thence South 480 57' 18" East along the southwesterly line of said flood control
district parcel 379.38 feet to a point in the west line of Parcel No.1 of
Parcel Map No. 4280, as per map recorded in Book 39, Pages 3 and 4 of Parcel
Maps, records of said County;
Thence along the west line of said Parcel No. I, South 00023' 08" East 317.61
feet to a point on the northwesterly line of that certain parcel of land con-
veyed to the State of Californi a by deed recorded May 27, 1947 in Book 2054,
Page 396, Official Records of said County, said Northeasterly line being the
Northeasterly line of Kendall Drive, 100.00 feet wide;
Thence north 600 26' 00" west along said Kendall Drive 926.95 feet to the
beginning of a tangent curve concave to the east having a radius of 20.00 feet,
said point also being in the southeasterly line of the aforementioned 48th
Street;
Thence following along said 48th Street and n06therly along the arc of said
curve 31.42 feet through a central angle of 90 00' 00";

Thence north 29 34' 00" east 20.00 feet to the begi nni ng of a tangent curve
concave to the southeast having a radius of 131.00 feet
Thence nortBeasterly along the arc of said curve 138.72 feet through a central
angle of 60 40' 27";
Thence south 890 45' 33" east 401.15 feet to the point of beginning.
