I1C- 566 ORDINANCE OF THE CITY OF SAN BERNARDINO AMENDING TITLE 19 OF THE SAN BERNARDINO mJNICIPAL CODE CREATING THE R-I-40 ACRE AND THE PF PUBLIC FACILITIES ZONES AND ESTABLISHING REGULATIONS FOR 'l'HEIR USE. THE MAYOR AND COMMON COUNCIL OF THE CITY OF SAN BERNARDINO DO ORDAIN AS FOLLOWS: SECTION 1. section 19.06.010 of the San Bernardino Municipal Code is amended to read: "19.06.010 Establishment of districts. For purposes relating to the orderly development of the city, and in order to carry out the provisions of this title, the City is divided into twenty zoning districts designated as follows: Chapter Symbol 19.08 R-l 19.10 R-2 19.12 R-3 19.14 R-4 19.16 MHP 19.18 PRD 19.20 T 19.22 A-P 19.24 C-l 19.26 C-2 19.28 C-3 19.30 C-3A 19.32 C-4 19.34 C-M 19.36 M-l 19.38 M-IA 19.40 M-2 19.42 P 19.44 0 19.45 PF District Name Single-Family Residential District Two-Family Residential Distr~ct Multiple-Family Residential District Multiple-Family Residential District Mobile Home Park Zone Planned Residential Development District Transitional District Administrative, Professional District Neighborhood Commercial District Community Commercial District General Commercial District Limited General Commercial District Central Business District Commercial-Manufacturing District Light Industrial District Limited Light Manufacturing- Industrial District General Industrial District Automobile Parking District Open District Public Facilities District" SEcrION 2. Minimum area and width. Except as provided for above, the minimum lot area in the R-l zones shall not be less than seventy-two hundred square feet. Chapter 19.45 of the San Bernardino Municipal Code is added to read as follows: "Chapter 19.45 PF PUBLIC FACILITIES DISTRICT 19.45.010 Regulations generally. The regulations set forth in this chapter shall apply to the PF Public Facilities District. 19.45.020 Uses Permitted. No building, structure or land shall be used and no building or structure shall be erected, structurally altered, or maintained except for the following purposes: A. Any use operated by a public agency, such as a city, county, regional, state or federal agency, school district, public water district or any similar entity, including parks, schools, libraries, fire stations, pOlice stations, wells or other water facilities, flood control facilities and waste disposal or transfer facilities. -2- ., I' (: HC,..566 . Any use operated by a quasi-public agency, such as a private water company, hospital, or other similar entity, including recreation facilities, medical facilities, agricul- tural and citrus exhibition grounds and related commercial uses, institutions, cemeteries, stadiums and museums. C. Such other uses as the Planning commission determines to be similar. 19.45.030 Conditions to use. All new uses, or expansions to existing uses in this district shall be subject to a conditional use permit. 19.45.040 Lot area and dimensions. There are no minimum lot area requirements. The adequacy of the parcel area and dimensions shall be determined as part of the conditional use permit. 19.45.050 Building height. Maximum height of any structure shall be forty-five feet; provided that within seventy-five feet of any single-family residential district, the maximum height shall not exceed one story or twenty feet unless the Planning commission or Mayor and Common Council determine that due to unusual topographical or other features, such restrictive height is not practical or necessary. 19.45.060 Building coverage. Maximum building coverage is ten percent of the lot area. 19.45.070 Yards. There are no minimum yard requirements. 19.45.080 Fences, hedges and walls. For parking requirements, see Chapter 19.56. 19.45.110 Signs. For sign regulations, see Chapter 19.60." SECTION 4. section 19.60.235 of the San Bernardino Municipal Code is added to read as follows: "19.60.235 Sign restriction in PF Public Facilities District. Signs are not permitted other than those related to a public or quasi-public purpose or as approved by the Planning Commission."
