STAFF REPORT
Tentative Tract No. 13160 was approved by the Planning Commission on
December 17, 1985.
Tract No. 13160 is a seventeen-lot (17-lot), single-family, planned
resi denti al subdivi si on.
The Subdivider has indicated that they will bring in bonds, insurance
certi fi ca te, prescri bed fee s, and agreement pri or to Council Meeti ng.
Al so, the improvement and grading plans have been completed and
approved.
The Final Map has been reviewed and found to be in substantial com-
pliance with the tentative map and the Sub-division Map Act. Therefore,
we recommend tha t the Fi na 1 Map be approved wi th the foll owi ng
condi tions:
1. Prior to the signature on the Final Map by the
Director of Public Works/City Engineer, all necessary
drawings (street improvement plan, drainage plan and
sewer plan) shall be approved by the Director of
Public Works/City Engineer.

RESOLUTION OF THE CITY OF SAN BERNARDINO APPROVING THE
FINAL MAP FOR SUBDIVISION TRACT NO. 13160, LOCATED AT THE
NORTHWEST CORNER OF MILL STREET AND PEPPER AVENUE, ACCEPTING
THE PUBLIC DEDICATIONS AS SET FORTH ON SAID ~'AP; AND
AUTHORIZING EXECUTION OF THE STANDARD FORM OF AGREEMENT FOR THE
IMPROVEMENTS IN SAID SUBDIVISION, WITH TIME FOR PERFORMANCE
SPECIFIED.
BE IT RESOLVED BY THE MAYOR AND COM~10N COUNCIL OF THE
CITY OF SAN BERNARDINO AS FOLLOWS:
SECTION 1:
The Mayor and Common Council find that
proposed Subdivision Tract No. 13160, loca.ted at the Northwest
corner of Mill Street and Pepper Avenue, together with the
provi si ons for its desi gn and improvements is consi stent with
the General Plan of the City of San Bernardino.
SECTION 2:
The Mayor of the City of San Bernardino
is authorized on behalf of said City to execute the standard
form of agreement adopted by Resolution No. B4-B with Forecast
Mortgage Corporation, for the improvements in said subdivision
tract as are required by Title IB of the San Bernardino
Municipal Code and the California Subdivision Map Act. The
time for performance is specified at 24 months. Said improve-
ments are specifically described and shown on Drawings No.
6994, 6995 and 6996, approved and on file in the Office of the
City Engineer of the City of San Bernardino.
SECTION 3: The Final Map of said subdivision tract is
hereby approved and the City of San Bernardino hereby accepts
as public property all dedications within the subdivision as
shown on said Final Map for streets, alleys, (including access
rights), drainage and other public easements. As a condition
precedent to approval of the Final Map, the Subdivider shall

first execute the agreement referenced in Section 2 hereof for
the improvements within said subdivision. The City Clerk shall
certify the approval and acceptance of the Mayor and Common
Council as set forth in this resolution.
I HEREBY CERTIFY that the foregoing resolution was
duly adopted by the r~ayor and Common Council of the Ci ty of San
