STAFF REPORT
Tentative Tract No. 12758 was approved by the Planning Commission
on July 3. 1985.
Tract No. 12758 is a 92-Unit condominium residential subdivision.
A separate off-site improvement agreement is not necessary for this
subdivision, because all off-site improvements have been
constructed. Also, the prescribed fees have been paid.
The final map has been reviewed and found to be sUbstantially in
compliance with the tentative map and the Subdivision Map Act.
Therefore, we recommend that the final map be approved.
URGENCY CLAUSE:
The Developer has a commitment from a
financial institution for "take-out"
financing which will expire September 30,
1985. It is imperative that the map be
recorded as quickly as possible in order
to avoi d 1 osi ng issuance of Resi dential
Rental Mortgage Revenue Bonds.

2 RESOLUTION OF THE CITY or SAN BERNARDINO APPROVING THE FINAL
11AP FOR SUBDIVISION TRACT NO. 12758 LOCATED AT THE EAST SIDE OF
3 CENTRAL AVENUE AND APPROXIMATELY 305 FEET SOUTH OF THE CENTER
LINE OF HIGHLAND AVENUE, ACCEPTING THE PUBLIC DEDICATIONS AS SET
4 FORTH ON SAID ~~P.

BE IT RESOLVED BY THE MAYOR AND COMMON COUNCIL OF THE CITY
OF SAN BERNARDINO AS FOLLOWS:
7 SECTION 1. The Mayor and Common Council find that proposed
8 Subdivision Tract No. l275B, located at the east side of Central
9 Avenue and approximately 305 feet south of the center line of
10 Highland Avenue, together with the provisions for its design and
11 improvements is consistent with the General plan of the City of
12 San Bernardino.
13 SECTION 2. The final map of said subdivision tract is
14 hereby approved and the City of San Bernardino hereby accepts as
15 public property all dedications within the subdivision as shown
16 on said final map for streets, alleys, drainage and other public
17 easements (including access rights). The City Clerk shall
18 certify the approval and acceptance of the Mayor and Common
19 Council as set forth in this resolution.
20 I HEREBY CERTIFY that the foregoing resolution was duly
21 adopted by the Mayor and Common Council of the City of San
22 Bernardino at a meeting thereof, held on
