Synopsis of Previous Commission/Council action:
10-27-82 Agency and City entered into a Parking License & Easement with Commerce
Development Association for the lease of 131 parking spaces in the 3-1eve1
parking structure (top level)
10-11-83 First Amendment extended completion of Andreson Bldg. to 12-31-83 with
lease payments to begin likewise.
12-15-83 Lease asaigned to American Diversified - new owner of the Andreson Bldg.
2-18-85 Commission approved reimbursement to City for maintenance of 131 parking
spaces leased by RDA to Andreson Bldg.

STAFF REPORT
In 1982 the Agency entered into a Parking License & Easement Agreement with the former
owners of the Andresen Building, Commerce Development Assoc. (CDA). The agreement
prOVided for the lease to CDA of 131 parking spaces on the third level of the three
level parking structure, for the use of tenants of the Andreson Bldg. CDA agreed to
rehabilitate the Andreson Bldg. The building has since been sold to American
Diversified who has completed rehabilitation (with the exception of tenant
improvements). All parking lease payments are current. The Agency collects $20.00
per month per space and reimburses the City $5.10 per space per month for maintenance
and repair.
American Diversified has requested an amendment to this parking license to exchange 10
parking spaces on the upper level of the structure for 10 spaces on the second level.
They believe this change will assist them in securing a tenant with whom they have
been in negotiation. Central City Company has stated that they have no objection to
the proposed change.
Staff recommends approval.
