Synopsis of Previous Council action:
The City Attorney was directed to prepare the amendment to
initiate the change in the Land Use Zoning Ordinance for Petition
No. 84-14, at the Council meeting of February 4, 1985.
Recommended motion:
waive further first reading of ordinance and layover for final
adoption upon receipt by the City of the executed covenant
waiving density bonus. (City Attorney's Office will notify
City Clerk's Office of receipt of covenant.)

, STAFF REPORT
The City Attorney was directed to prepare an amendment to
initiate the change in the Land Use Zoning Ordinance,
consistent with Change of Zone No. 84-14. The zone change is
to be approved subject to receipt of an executed covenant
running with the land which is a waiver of density bonus by
the owners and developers of the subject property. This
waiver is to be recorded.
said covenant has been mailed to CC San Bernardino, Inc., the
owners and developers of the property, for signature.
In order that Change of Zone 84-14 not be delayed, we are
placing the proposed change of zone ordinance on the agenda
for first reading. The ordinance will be scheduled for its
second reading upon receipt of the executed covenant and the
ordinance, along with the acceptance of the covenant by the
Mayor and Common Council, will be placed on the next agenda.

ORDINANCE OF THE CITY OF SAN BERNARDINO REZONING A CERTAIN
PARCEL OF LAND, AMENDING THE LAND USE ZONING MAP, WHICH IS
INCORPORATED BY REFERENCE IN SECTION 19.06.020 OF THE SAN
BERNARDINO MUNICIPAL CODE (PETITION NO. 84-14, AN IRREGULARLY-
SHAPED PARCEL OF LAND CONSISTING OF APPROXIMATELY 20 ACRES HAVING
A FRONTAGE OF APPROXIMATELY 1,568 FEET ON THE NORTH SIDE OF
FRONTAGE ROAD AND BEING LOCATED APPROXIMATELY 1,100 FEET WESTERLY
OF THE CENTERLINE OF LITTLE LEAGUE DRIVE), AND ADOPTING THE
NEGATIVE DECLARATION FOR ENVIRONMENTAL REVIEW.
THE MAYOR AND COMMON COUNCIL OF THE CITY OF SAN BERNARDINO DO
ORDAIN AS FOLLOWS:
SECTION 1. Pursuant to Chapter 19.06 of the San Bernardino
Municipal Code, the real property described in Exhibit "A",
attached hereto and incorporated herein by reference, an
irregularly-shaped parcel of land consisting of approximately 20
acres having a frontage of approximately 1,568 feet on the north
side of Frontage Road and being located approximately 1,100 feet
westerly of the centerline of Little League Drive, is rezoned from
MHP Mobile Home Park District to PRD-7 Planned Residential
Development District at 7 units per acre.

SECTION 2. The zoning map, which is incorporated by
reference in Section 19.06.020 of the San Bernardino Municipal
Code is amended to reflect the change of zone set forth in this
ordinance.
SECTION 3. The negative declaration for environmental
Review, as adopted by the Environmental Review Committee, attached
hereto, marked Exhibit "B", and incorporated herein by reference,
is hereby approved and adopted.
I HEREBY CERTIFY that the foregoing ordinance was duly
adopted by the Mayor and Common Council of the City of San
