Synopsis of Previous Council action:
Previous Planning Commission action:
At the meeting of the Planning Commission on February 19, 1985, the
following recommendation was made:
The application for Change of Zone No. 85-1 was unanimously recommended
for approval.
The Negative Declaration for environmental review was also approved.
Rscommended motion:
To approve the responses to comments and to adopt the Negative Declaration
for environmental review which has been reviewed and considered.
To approve, modify or reject the findings and the recommendation of the
Planning Commission and to direct the City Attorney to prepare the necessary
amendments to the Zoning Ordinance.

1. The applicant requests approyal to change the zoning on 4.1 acres from
M-l (Light Industrial District) to C-M (Commercial-Manufacturing
District). The subject property is located at the southeast corner of
Huff Street and "G" Street.
2. The City of San Bernardino General Plan designates the site for
General Industrial uses, consistent with the proposed zone change.
Surrounding zoning consists of M-l to the north, east and west, and
C-M to the south. The surrounding property is also designated for
General Industrial uses on the General Plan.
3. The subject property is currently occupied with a large retail sales
building which shall remain on the property. The purpose of the pro-
posed zone change is to bring the existing use of the property into
conformance with the zoning. The property is being used for commer-
cial purposes therefore, the proposed Commercial-Manufacturing zone
would allow the continuance of the Commercial use on the property
while maintaining consistency with the General Plan designation of
General Industrial.
4. Surrounding land uses includ~: industrial uses to the north, south,
east and west. The use currently on the property is compatible with
the surrounding light industrial uses, The proposed zone change would
have no effect on the surrounding properties.
5. The Environmental Review Committee recommended issuance of a Negative
Declaration for Change of Zone No. 85-1. The Committee found that the
proposed zone change woul d not create a si gnifi cant effect on the
enyironment, nor will the property be subject to significant environ-
mental hazards.
RECOMMENDATI ON
Based upon the observations above and consistency with the General Plan,
Staff recommends adoption of the Negative Declaration and approval of
Change of Zone No. 85-1 from M-l to C-M on the subject property.
