Dear Mayor and City Council, I have reviewed the two proposals, below is my bullet-point
feedback for Agenda Item 1.
THE GALAND (First Proposal):
Pros:
-Pedestrian connection from theater square to central park
- Organized well/appropriate amenities
-Nice use of existing parking garages for commercial/office use
-Nice size of green space (but can be reduced in size)
Cons:
-The scale of the design is for a larger city such as LA,
-Large blocks/wide development
-Not conducive for walkability
-No smaller blocks
-Need smaller grid network to promote walkability
-Need Smaller building setback, higher density/building variation
-Monotonous/stale predictable building types
-Appears to not take into consideration of local/regional demographics
-No rooftop gardens
-Not as dense
-Long pedestrian corridors, could become unsafe especially at night
-Is there a need for a hotel or even that large?
-Need higher density housing
-Not as walkable, as large expansive development
THE RENAISSANCE DOWNTOWN (Second Proposal):
Pros:
- the smaller grid layout, more appropriate for the city
- Tree canopy proposal
-Varying building height/density
-Green roofs
Cons:
-Riverwalk not appropriate for the city, could attract homelessness, concerns regarding upkeep
and maintenance
-No connection from Movie theater square to the rest of the new downtown
-Location of parking garage block valuable real estate for proper higher density development
-no proposal of amenities
-what are the land use types?
