ARTICLE A ' Common Arens and Facilities. .1, Common Areas. ARTICLE 5 Additional Rent; Shopping Center Expenses; Real Estate Taxes, 1, Additioila1 R_G . in addition.to paying the -Minimum Base Rent specified in Section 3 hereof, Tenant shall pay Additional Rent (as hereafter defined) in the same manner, time and place as Minimum Base Trent, vxcdpt as otherwise set forth'in this Section 5. "Additional Rent" shall mean Tenant's share of Shopping Center Exponses, (teal Estate 'Faxes, utllWes and all other sums due from Tenant to Landlord as provided herein, other than Minimum Base Rent, Minimum Base Rent and Additional Rent hereinafter collectively shall be referred to herein as the "Rent", 2. Shopping Cent -x Tenses. Beginning with tlio first month following the Rent Commencement Date and continuing for each month of the Term thereafter, Tenant -shall pay Landlord as Additional Rent an estimate of Tenant's Pro-Rata Share (as set forth in Article 1) of expenses for Real Estate Taxes (as hereafter defined), other taxes, assessments and the cost of operating and maintaining the Shopping Center including without limitation, tite parking areas and other, common areas (collectively, "Shopping Center Expenses"). Tenant's Pro Rata Share shall be that percentage by which the gross area of the Premises bears to the gross area of all ground Floor rentable space in the Shopping Center.
