MOTION: That the Community Development Commission authorize the Executive Director
to draft and execute a lease and all other necessary documents with Mr. Timothy
Sabo, of Sabo & Green for the utilization of approximately 720 square feet of
office space on the second floor of the 201 Building.

Office Lease - 201 North "E" Street
This staff report seeks approval of a recommendation from staff to the Community
Development Commission authorizing the Executive Director to draft and execute a lease and
all other necessary documents with Mr. Timothy Sabo, of Sabo & Green, for approximately
seven-hundred, twenty (720) square feet on the second floor of the 201 Building (see Exhibit
"All
BACKGROUND
Mr. Sabo is a private attorney who specializes in Redevelopment Law. His services are
retained by this Agency and others in the San Bernardino region often enough to necessitate
opening a second office in this area.
LEASE TERMS
The proposed lease with Mr. Sabo is for a one-year tenancy with two one-year options for
renewal. As with other office tenants, the Agency will pay for all utilities except telephone
installation and monthly service charges. The resulting full service market lease rate,
including janitorial service, is $900.00 per month ($1.25 per square foot). Mr. Sabo's tenant
improvements will consist of building standard walls, painting, lighting, air conditioning and
electrical. The tenant improvements should cost between $3,000 - $5,000. These costs will
be recaptured in approximately three (3) to five (5) months.
RECOMMENDATION
Staff believes that we are fortunate to have the opportunity to lease space to Mr. Sabo in this
slow moving office market. It is, therefore, the recommendation of staff that the Executive
Director be authorized to draft and execute a lease with Mr. Timothy Sabo.
Based upon the foregoing, staff recommends adoption of the form motion.
