MOTION: That the Community Development Commission authorize the Executive Director
to draft and execute a lease and all other necessary documents with the Inland
Empire Symphony for the utilization of approximately 3,600 square feet of the
old "Thrifty Building" space, with said space to be utilized by the Symphony for
storage purposes on the second floor of the 201 Building.

Storage Space Lease - 201 North "E" Street
This staff report seeks approval of a recommendation from staff to the Community
Development Commission authorizing the Executive Director to draft and execute a lease and
all other necessary documents with the Inland Empire Symphony for the purpose of using
approximately 3,600 feet of the old "Thrifty Building" space for storage purposes on the first
floor of the 201 Building (see Exhibit "A").
LEASE TERMS
The proposed lease with the Inland Empire Symphony is for a month-to-month tenancy with a
forty-five (45) day cancellation clause. As with the other tenants, the Agency will pay for all
utilities except telephone installation and monthly service charges. The lease rate will be for
one dollar ($1.00) monthly. The "Symphony" will install all tenant improvements at its cost,
subject to prior Agency approval.
RECOMMENDATION
It is the recommendation of staff that the Executive Director be authorized to draft and
execute a lease with the Inland Empire Symphony.
Based upon the foregoing, staff recommends adoption of the form motion.

Dear Mr. Steinhaus:
It is my understanding that vacant space located in the Economic Development Agency's building
may be used to store the music library we recently received from James K. Guthrie.
I further understand that:
1. The Symphony is to pay to the Economic Development Agency $1 (one dollar) per year
for the use of this space.
2. The Symphony will be responsible for all necessary tenant improvements.
3. The Symphony will vacate the premises within 60 days in the event the Economic
Development Agency requires the space for other tenants.
We sincerely appreciate your help in ensuring that we keep this wonderful asset in the community.
