Recommended Motion:
1. That the Acting Director of Public Works and the City Clerk be authorized to proceed with the proposed
vacation of a section of Non-Vehicular Access and a portion of the 30' foot Landscape Easement along
Tippecanoe Avenue.
And
2. That Plan No. 9820, showing the proposed vacation of a section of Non-Vehicular Access and a portion
of the 30' foot Landscape Easement along Tippecanoe Avenue, is approved.

STAFF REPORT
SUBJECT:
Authorization to Proceed & Approval of Plan---Vacation of a section of Non-Vehicular Access and a portion of
the 30' foot Landscape Easement along Tippecanoe Avenue.
BACKGROUND:
Costco has made a decision to relocate from their existing building on Club Center Drive and erect a new building
at Hospitality Lane and Tippecanoe. They have submitted their plans for plan check. Costco has requested and
paid the fees to vacate a portion of the non-vehicular access and landscape easement along Tippecanoe Avenue.
On April 30, 1998, the Development and Environmental Review Committee (D/ERC) approved the plans to
construct a 137,640 square foot Costco Wholesale at the Northwest corner of Hospitality Lane and Tippecanoe
Avenue.
The Mayor and Common Council on July 18, 1983 had approved the final Tract Map No. 12034 by Resolution.
The tract map dedicated to the City of San Bernardino for public use all public thoroughfares, and non-vehicular
access rights along Orchard Drive, Waterman Avenue and Tippecanoe Avenue. The final tract map also dedicated
to the City a 30' foot easement for landscaping along Tippecanoe Avenue.
As part of the development requirement, Costco will have to dedicate an 18' foot easement for public right a way
along Tippecanoe Avenue. In order for, Costco to dedicate the 18' foot easement,the City of San Bernardino will
have to vacate a section of the non-vehicular access and a portion of the 30' foot landscape easement along
Tippecanoe Avenue.
Costco has agreed to dedicate the 18' foot easement for right of way and a new 30' foot landscape easement to the
City of San Bernardino
FINANCIAL IMPACT:
The applicant has paid a$1,000.00 non-refundable processing fee for the vacation
RECOMMENDATION:
We recommend the authorization to approve Plan No. 9820 and that the Acting Director of Public Works and the
City Clerk be authorized to proceed with the proposed vacation.
