STAFF REPORT
Tentative Tract No. 15573 was approved by the Planning
Commission on 1-24-95 . This tract is a 16-lot single family
subdivision.
The plans have been prepared and the final map is now
ready to be recorded. A Certificate of Insurance has been filed
in our office.
Installation of required public improvements has been
guaranteed by the Economic Development Agency, as evidenced by
the attached memo from Timothy C. Steinhaus, dated 5-10-95 . This
type of security is allowed by Section 19 . 30 . 230 , "Improvement
Security, " Paragraph B (4) , of the Development Code.
The final map has been reviewed and found to be substani-
ally in compliance with the approved tentative map. Therefore,
we recommend that the final map be approved.
URGENCY CLAUSE:
The EDA has approved a loan guarantee of $400 , 000 , and the
quicker the improvements are installed the sooner they will be
released from this obligation.

SUBJECT: RECORDATION REQUIREMENTS FOR TRACT NO. 15573

The Economic Development Agency(EDA) has entered into an Owner Participation Agreement (OPA)
with Yeoman and Associates, Inc., for construction of thirty-six (36) single-family detached homes,
_referred to as Tentative-Tract 15573.
i In order to facilitate the completion of this residential housing development, the Agency will advance
$650,000 dollar in the form of a $250,000 dollar grant and $400,000 dollar loan. (Please see attached
Community Development Commission actions). These funds will be used to complete the construction
of all necessary offsite improvements.
The Economic Development Agency(EDA)has contributed to the construction lender for disbursement,
all necessary funds to construct the subdivision offsites, we request that the City of San Bernardino
Engineering Department waive the requirement for subdivision improvement bonds.
