Synopsis of Previous Council action:
Resolution No. 92-346 authorizing the extension of the term of lease with
the Sedlak Family Trust for that certain office building commonly known as
646 North Sierra Way (SBETA facilities ), was duly adopted by the Mayor and
Common Council of the City of San Bernardino at their meeting of August 17,
1992.

STAFF REPORT
On October 2, 1989, the Mayor and Common Council adopted Resolution No.
89-402, which authorized the execution of a Lease Agreement with the
Sedlak Family Trust for the building located at 646 North Sierra Way
(SBETA Office). The building contains approximately 7225 square feet
and is accompanied by a black-topped parking area that will accommodate
approximately 75 vehicles.
This lease was for a period of one year, commencing October 1, 1989,
and ending September 30, 1990. The agreed upon monthly rental fee was
$3,692.04. A two year extension to the Lease Agreement was authorized
through the adoption of Resolution No. 90-452 by Agreement dated
a
November 8, 1990.
On August 17, 1992, the Mayor and Common Council adopted Resolution No.
92-346, which authorized the extension of the Lease Agreement for another
two-year period. The terms and conditions were the same as the October 2,
1989 Agreement, with the exception of an increase in the monthly rental fee
from $3,682.04 to $4,046.00 per month (approximately 56 cents per square
foot).
The requested Lease Extension is for a period of two (2) years, beginning
October 1, 1994, and ending September 30, 1996 at a monthly rental fee
of $4,046.00 per month.
The building will be used to administer the Job Training Partnership Act
programs, and the rent will be paid with JTPA federal funds that are
made available through the Department of Labor.
Justifications for the Lease Extension include:
I. The building is easily accessible to job seeking
clients, with ample parking space and a nearby
public transportation system.
2. The building has a large conference room that is
utilized by the 21 member Private Industry Council
for their meetings.
3. The monthly rental fee of $4.046.00 per month is
reasonable in comparison to the rental fees for
similar commercial buildings within the area.

l SECTION 1. The Mayor is hereby authorized and directed to execute

on behalf of said City an Amendment of Lease by and between the Sedlak
7
Family Trust and the City of San Bernardino for the offices of the San
8
Bernardino Employment and Training Agency.

I' SECTION 2. The authorization to execute the above-referenced

i1 agreement is rescinded if the parties to the agreement fail to execute it

within sixty (60) days of the passage of this resolution.

7 WHEREAS, by written lease dated October 4, 1989, the Lessor did let

9 briefly described as that certain office building commonly known as 646 North !

11 spaces) for a term beginning October 1, 1989, and ending September 30, 1990,

14 written amendment dated November 8, 1990, to extend the term to end on
