Synopsis of Previous Commission/Council/Committee Action(s);
The Redevelopment Committee and Community Development Commission have
considered this matter on four separate occasions. On January 7, 1993
the Redevelopment Committee recommended to the Community Development
Commission approval of funds in the amount of $16,180 for the
demolition and removal of all existing interior improvements located
within the "Fuddrucker's" restaurant space and the awarding of the
demolition bid to Wiltshire Builders, Inc.

MOTION: That the Community Development Commission approve funds
in the amount of $16,180 for the demolition and removal
of all interior improvements located within the
"Fuddrucker's" restaurant space located at 201 North "E"
Street and award the demolition bid to Wiltshire
Builders, Inc.

DEMOLITION OF EXISTING IMPROVEMENTS LOCATED WITHIN THE
FORMER FUDDRUCKER'S RESTAURANT SPACE
Staff, in its continued efforts to lease the vacant commercial space
within the Thrifty building located at 201 North "E" Street, has
previously presented to both the Redevelopment Committee and Community
Development Commission various lease proposals for the occupancy of
said space. Recently, staff has brought forth and presented options
and offers for five (5) potential users. Two of the five offers
presented to the Committee and Commission have potential use for some
of the existing improvements. As mentioned in another staff report
within this agenda, these two specific potential lessees have withdrawn
their offers to lease. Staff is continuing to negotiate leases with
the remaining three potential lessees.
In an effort to provide a catalyst in the consummation of the lease
negotiations and to expedite the potential future construction
requirements, staff had formally advertised and solicited bids for the
demolition of Phase I ("Fuddrucker's" restaurant space) and Phase II
(consisting of all the original "Thrifty" building improvements located
north of the restaurant space). Six contracting firms purchased
construction and bid documents. Of the six firms, five submitted
E proposals for the demolition. The following is a list of the
submitting contractors and their proposed contract price:
1. Northcut Construction (Phase I, II) $ 60,596
2. Cordova Construction (Phase I, II) 60,000
3. Boggio Corporation (Phase I, II) 45,300
4. Poland Construction (Phase I, II) 42,350
5. Wiltshire Builders, Inc. (Phase I, II) 30,629
Based on the formal bid process, staff re:,ommends the awarding of the
Phase I demolition to Wiltshire Builders, Inc. , in the amount of
$12,930. Wiltshire Builders has previously provided demolition
services for other City departments. Staff has researched its
performance and has received excellent references relative to its
staffing and completion of work. Staff has contacted Mr. Walker,
General Manager, Wiltshire Builders, Inc. , to verify the bid and is
satisfied that its proposal is adequate to meet the demolition
requirements.
In addition, staff has determined that, given some of the relative
unknowns within the existing improvements, it may be necessary to
provide a contingency to deal with demolition issues and permits beyond

the contract price. Staff is estimating that the permit will cost
approximately $750 and a contingency of $2,500 may be required.
In summary, staff is hereby requesting the following:
1. Authorization to enter into a contract
for the demolition of the existing
improvements within the restaurant space. $ 12,930
2. Allocation of an estimated amount for
staff's acquisition of a demolition permit. $ 750
3. Allocation and authorization of a
contingency amount to cover unexpected
yet anticipated costs related to the
demolition process. t 2,500
TOTAL REQUESTED DEMOLITION AMOUNT $ 16,180
On January 7, 1993 the Redevelopment Committee recommended to the
Community Development Commission approval of $16,180 for the demolition
and removal of all existing interior improvements located within the
Fuddrucker's restaurant space and awarding of the demolition bid to
Wiltshire Builders, Inc.
Staff recommends adoption of the form motion.
