Consent Items are considered routine in nature and may be enacted in one motion. All
public and non-public hearings will be opened at one time. Any item may be discussed
separately, upon request of a member of the Planning Commission or member of the

4. CONDITIONAL USE PERMIT NO. 11-12 & VARIANCE NO. 11-02 - A request
to construct a 4,684 sq. ft. multi-tenant commercial building with an electric vehicle
charging station and an ancillary convenience store, located at the northeast comer of
Waterman Avenue and Hospitality Lane in the CR-3, Commercial Regional Tri-
City/Club land use district. A variance is requested to reduce the rear setback from 10
ft. to 0 ft., to reduce the side street setback from lOft. to 9 ft., and to allow
encroachment of parking in a portion of the front setback area.

PUBLIC HEARINGS
The Planning Commission will first hear a report from staff and then the public hearing
will be opened. The applicant will have an opportunity to speak. Next, members of the
public will be allowed three minutes to speak. Anyone in the audience wishing to speak
must be sworn in and also fill out a request to speak form. The forms are located on the
table near the door.
When your name is called, come forward and speak into the microphone, say and spell
your name and give your address for the taped record. After all have spoken, the applicant
will be allowed to respond. The public hearing will then be closed and the Planning
Commission will begin deliberations and make a decision.
5. CONDITIONAL USE PERMIT NO. 11-11 - A request to construct a 1,028 sq. ft.
drive-thru car wash at an existing automobile service station with an ancillary
convenience store located at the northeast comer of Waterman Avenue and Mill Street
in the CG-I, Commercial General land use district.

6. DEVELOPMENT CODE AMENDMENT NO. 11-09 - A proposal to amend
Section 19.06.025 "Prohibited Uses" of the Development Code to provide an exception
in Section 19.06.025(1)(L) for party supply stores to be permitted in commercial land
use districts subject to approval of a Conditional Use Permit.

ADJOURNMENT - The Planning Commission will adjourn to the regular meeting
scheduled for Wednesday, September 28, 2011, at 6:00 p.m. in the Council Chambers,
First Floor, 300 North "D" Street, San Bernardino, California.
All actions except General Plan Amendments and amendments to the Municipal (Development)
Code are final action unless an appeal is filed and fee paid within 15 days to the Community
Development Department.
If you challenge the resultant action of the Planning Commission in court, you may be limited to
raising only those issues you or someone else raised at the public hearing described in this agenda,
or in written correspondence delivered to the Community Development Department at, or prior to,
the public hearing.
