ALTERATIONS AND MODIFICATIONS It is agreed and understood that the Lessee shall at his own expense, do and complete the following prior to construction of swimming pool and related improvements at 590 North Lugo Street, San Bernardino: 1. Provide drainage from new enclosed area. 2. Provide access to electrical meter and relocate water faucet. 3. Provide modifications to loading platform. 4. Continue proposed new north-south wall to present east-west wall along sidewalk. 5. Provide double 8-foot high chain link fence gates with covering or inserts to block view. 6. Build perimeter walls first or provide temporary fences 8-foot high during construction. 7. Separate electric, gas and water meters to be installed for swimming pool and related improvements. Utility bills for pool area to ,be paid by Lessee. It is agreed and understood that the Lessor shall at his own expense, do and complete the following prior to County's occupancy of 3250 Harrison Street, San Bernardino: 1. Remove storage items from Fire Station. 2. Repair ceiling in Fire Station building. 3. Provide weekly janitorial service of building during term of agreement. 4. Pay for relocation and differential costs of telephone service and utilities during term of agreement. 5. Provide parking lot for the exclusive use of County. Exhibit "A"
