On October 23, 1986, we informed you that your application for
Change of Zone No. 86-21, was approved by the Common Council on
October 20, 1986, and that the zone change would not become final
until adoption of the ordinance amending the Land Use Zoning Ordi-
nance.
The first reading on amending the zoning map for Petition No. 86-21,
generally located on the south side of 48th Street, and adopting the
Negative Declaration for Environmental Review, will be consid~red on
December 19, 1988, at 9:00 a.m., in the Council Chambers of City Hall,
300 North "0" Street, San Bernardino, California.

REQUEST
First reading of the ordinance.
BACKGROUND
Change of Zone No. 86-21 is a petition
on the south side of 48th Street, about
centerline of Leroy Street, from a
Commercial Zone to a R-1-7200, Single
zone.

C-1, Neighborhood
Family Residential
COZ No. 86-21 was approved by the Council on October 20,
1986. The first reading of the ordinance adopting the zone
change was continued by the Council on the following dates:
May 18, 1987
June 1, 1987
July 20, 1987
November 7, 1987
December 5, 1987
The land use designation of the Interim Policy Document (IPD)
is RS - Suburban Residential which allows single-family homes
on lots of 7,200 square feet and 10,800 square feet in size.
Therefore, this reauest for an underlying zone chanae to R-1-
7200 is consistent with the IPD If there is not an
underlying zone district of R-1-7200 or R-1-10,800, then the
most restrictive zone with its minimum lot size of 10,800
square feet is required. That is the situation that exists
on this property. The underlying zone is C-1, Neighborhood
Commercial, therefore, the minimum lot size is 10,800 square
feet unless the change of zone ordinance is adopted.
The property owner/applicant has been notified in writing of
the Council meeting of December 19, 1988, and the matter
under consideration.

PARCEL OF LAND, AMENDING THE LAND USE ZONING MAP, WHICH IS
INCORPORATED BY REFERENCE IN SECTION 19.06.020 OF THE SAN
BERNARDINO MUNICIPAL CODE (PETITION NO. 86-21, GENERALLY LOCATED
ON THE SOUTH SIDE OF 48TH STREET APPROXIMATELY 230 FEET WEST OF
THE CENTERLINE OF LEROY STREET), AND ADOPTING THE NEGATIVE

ORDAIN AS FOLLOWS:
SECTION 1. Pursuant to Chapter 19.06 of the San Bernardino
9 Municipal Code, the following described parcel of real property,
10 generally located on the south side of 48th Street approximately
11 230 feet west of the centerline of Leroy Street, is rezoned from
12 C-l, Neighborhood Commercial District to R-1-7200, Single-
13 Family Residential District:
14 All that real property situated in the City of San
Bernardino, County of San Bernardino, State of
15 California, described as follows:
16 That portion of Lot 7, Block 16, Tract No. 1834, San
Bernardino Heights, in the City of San Bernardino,
17 County of San Bernardino, State of California, as per
Map recorded in Book 26, Page 52 of Maps, records of
18 said County, further described as follows:
19 Commencing at the northeast corner of Lot 7; thence
south along the eastern boundary of Lot 7 to the
20 southeast corner of said lot; thence west along the
southern boundary of said lot a distance of 10.98 feet;

Dear Mr. Rodriquez:
At the Council Meeting held on October 20, 1986, the appli-
cation for Change of Zone No. 86-21, to change the zone of
approximately .15 acre site from C-l, Neighborhood Commercial to
R-1-7200, Single-Family Residential, was presented. The project
site is located on the south side of 48th Street approximately
230 feet west of the centerline of Leroy Street.
The Mayor and Common Council approved the responses to
comments and adopted the Negative Declaration for environmental
impact, and approved the change of zone.
The zone change will not become effective until thirty days
after passage of ordinance amending the Land Use Zoning Ordi-
nance.
